The Leasing Professional position at FAT Village is an exciting opportunity within Hines Living, one of the firm’s highest-priority growth areas expanding rapidly across North America. In this role, you will play a crucial part in marketing, advertising, and driving sales activities to sustain and grow occupancy rates. Your responsibilities will encompass providing excellent customer service to residents, overseeing lease renewals, and ensuring residents’ satisfaction throughout the lease term. This role requires you to engage with prospective residents through property tours, manage all aspects of leasing documentation and screening, and inspect apartments for quality assurance before move-in.
You will contribute to forming and executing innovative marketing plans, staying informed of market trends, and utilizing promotional techniques and technology tools to generate revenue. Performance will be measured against the property’s revenue and occupancy goals, with a focus on maintaining high standards and availability of apartments. Collaboration with team members on lease renewal initiatives and maintaining effective communication with residents are key elements of the job.
The Leasing Professional position offers a competitive hourly wage between $19 and $22 plus commission and demands flexibility with working schedules, including weekends and holidays. The role involves primarily indoor work but occasionally requires physical inspections of the property and readiness for emergency response as necessary. Job Requirements
- High school diploma or equivalent
- prior customer service or sales experience preferred
- basic to intermediate Microsoft Office knowledge
- experience with property management software preferred
- excellent communication skills
- ability to inspect properties using multiple senses
- ability to perform physical property inspections
- ability to lift up to 25lbs
- availability for 24-hour emergency access
- willingness to work flexible schedules including weekends and holidays
- ability to transfer properties and work overtime as needed
- compensation between $19/hr and $22/hr plus commission
Job Qualifications
- High school diploma or equivalent from an accredited institution
- prior experience in customer service or sales experience preferred
- basic to intermediate knowledge of Microsoft Office
- experience with property management software preferred
- excellent verbal and written communication skills
- ability to work indoors approximately 95 percent of the time and outdoors approximately 5 percent of the time
- ability to use olfactory, auditory, and visual senses to inspect building and detect emergency alarms
- ability to perform physical inspections of the property as needed
- ability to lift up to 25lbs
- ability to be accessible 24 hours a day in case of an emergency
- ability to work a flexible schedule including weekends and holidays
Job Duties
- Conduct property tours to future residents and visitors
- process documentation such as credit screening, criminal background checks, lease and move-in packages, and lease signing
- inspect apartments prior to occupancy and ensure the apartment is in excellent condition prior to move in
- develop marketing plans with the goal to sustain occupancy as well as staying informed about the current market
- use and create promotional items and technology to communicate with potential prospects and generate revenue
- ensure the achievement of the property’s revenue and occupancy goals by directing the marketing, advertising and sales activities as well as ensure the apartments are available for occupancy
- assist with the lease renewal program and the communication process
- build relationships with prospective and future residents to ensure satisfaction and finalize decisions to lease and/or renew
