The role of Lead Porter is a vital component within Boardwalk's property management team. This full-time position demands strong leadership skills combined with hands-on operational duties to maintain the cleanliness, safety, and appealing appearance of all common areas and grounds at the assigned properties. The Lead Porter is not only responsible for overseeing the daily activities of the porter team but also serves as a direct contributor to the day-to-day maintenance and upkeep efforts necessary for tenant satisfaction and the protection of property values. This position requires close coordination with property management to uphold company standards and quickly address any maintenance or safety concerns.

Specific duties involve ensuring that all common areas, restrooms, and outdoor spaces are consistently cleaned to a high standard. The Lead Porter is expected to perform and supervise routine cleaning tasks such as sweeping, mopping, trash removal, and sanitization processes. Expertise in operating specialized equipment like pressure washers and window washing tools is critical for this role. Additionally, the Lead Porter assists in preparing vacant units for new tenants and performs basic maintenance activities such as changing light bulbs and air filters. Regular inspections of the properties are essential to identify any maintenance, safety, or supply issues that require attention.

Leadership is a core element of this position. The Lead Porter assigns daily work tasks, provides clear instructions and support to porter staff, and assists in training new team members to maintain rigorous cleaning and safety protocols. Effective communication skills are needed to respond to resident or management requests professionally and promptly. Inventory monitoring and reporting of cleaning supplies and equipment is also a key responsibility to ensure smooth operations.

Job Requirements

  • High school diploma or equivalent
  • Valid drivers license
  • Reliable transportation to travel between properties
  • Prior janitorial or porter experience
  • Leadership or supervisory experience preferred

  • Strong communication skills
  • Ability to work independently and in a team environment
