In addition to outdoor maintenance, the position involves interior tasks such as painting and assisting with turnkey projects delegated by the Service Supervisor. Communication skills are essential, as part of the duties includes distributing resident communications. The role requires vigilance in identifying safety hazards like faulty pool gates, fencing issues, or trip hazards, reporting them promptly to prevent accidents.
Physical fitness is critical for this role, with requirements to bend, stoop, lift, climb ladders, and perform other physically demanding activities regularly. Candidates must have proficiency in using maintenance tools and equipment, which range from hand tools and painting supplies to landscaping and ice removal machinery. Personal responsibility extends to providing one’s own vehicle, valid driver’s license, and insurance.

Job Requirements
- Requires the ability to read and write English fluently
- Requires individuals to furnish their own vehicle while working on the property
- Requires the ability to work normal business hours and any after-hours emergency or on-call hours except pre-approved time off or company holidays
- Requires valid driver’s license and valid car insurance for the state of employment
- Must be physically able to bend, stoop, squat, kneel, climb stairs and ladders, push or pull heavy items, lift or carry supplies or machinery
- Requires proficiency in the use of maintenance equipment such as hand tools, paint equipment, ladders, landscaping equipment, and ice removal equipment
Job Qualifications
- Ability to read and write English fluently
- Ability to read, comprehend, and follow simple verbal and/or written instructions
- Effective communication skills with residents, staff, and vendors
- Physical ability to bend, stoop, squat, kneel, climb stairs and ladders, push or pull heavy items, and lift/carry supplies or machinery
- Proficiency in the use of general maintenance equipment including hand tools, paint equipment, ladders, landscaping equipment, and ice removal equipment
- Valid driver’s license and valid car insurance
- Real estate license when required by the state
- Other licenses and certifications as required by state or federal law
Job Duties
- Maintain the curb appeal of the property and perform general and preventative maintenance according to company operating and safety standards
- Assist in the maintenance of exterior landscaping
- Assist with the cleanliness of the grounds and amenities at all times by physically walking the property on a frequent basis and remove litter/empty trash
- Check exterior and hallway lighting and replace as necessary
- Assist Service Supervisor with some turnkey work as required
- Perform interior and exterior painting duties when requested
- Distribute resident communications to residents
