This role is centered around maintaining the physical aspects and curb appeal of a garden-style apartment community consisting of 264 units in a stabilized stage of operation. The position operates on a Monday-Friday schedule with an hourly wage ranging from $17.00 to $18.00, with compensation influenced by factors such as experience, skills, and location. In addition to the base pay, employees in this role may be eligible for various bonus programs based on individual and company performance.

The primary responsibility of this position is to ensure that the community remains clean, safe, and visually appealing by consistently inspecting all common areas, amenities, and grounds throughout the day. This includes removing litter, pet droppings, and debris, as well as maintaining the storage areas and managing trash removal efficiently. Additional duties involve completing minor service requests, supporting make-ready specialists during unit turnovers, changing locks per policy, and ensuring pool gates comply with safety standards. Effective communication with residents is essential, as the role requires distributing notices and handling maintenance-related resident inquiries with professionalism and respect.

Safety is a critical component of the job, with expectations for participation in regular safety meetings, OSHA training, and prompt reporting of any accidents or hazards. Flexibility is required as the position may sometimes involve working evenings, weekends, holidays, and occasional travel to support other property locations or attend training sessions. Physical demands include standing, walking, bending, climbing ladders, and lifting weights up to 50 pounds with assistance, with the ability to work in various weather conditions.

Job Requirements

  • High school diploma or equivalent
  • Valid driver’s license to operate golf cart
  • Ability to stand, walk, bend, stoop, climb ladders, reach, carry, and crawl
  • Ability to work outdoors in all weather conditions
  • Ability to push, pull, lift, and carry up to 25 pounds independently and 50 pounds with assistance
  • Flexible work schedule including call duty during evenings, weekends, holidays
  • Occasional travel to assist other properties or attend trainings

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in property maintenance or similar role preferred
  • Valid driver’s license required

Job Duties
