Duties include removing litter, debris, pet droppings, and trash, as well as supporting maintenance processes such as changing locks and ensuring safety compliance around pool areas. The role requires not only physical labor but also a strong customer service mindset, interacting respectfully with residents, responding to inquiries, and addressing maintenance concerns with sensitivity.
Candidates will appreciate the structured Monday through Friday schedule with a rotating on-call requirement, reflecting the position’s flexibility and dynamic nature. Job Requirements
- Valid driver’s license to operate a golf cart on property
- Ability to stand, walk, and/or sit for extended periods
- bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Must work inside and outside in all weather conditions including rain, snow, heat, hail, wind, and sleet
- Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance
- Rare or regular travel may be required to assist other properties or attend training
- Flexible work schedule, including taking call during evenings, weekends, and holidays
Job Qualifications

Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings, keeping all common areas and amenities neat and litter-free
- Remove trash and remaining items from vacant apartments before the make-ready process, transfer trash to dumpsters, and clean and maintain storage areas
- Complete assigned minor and routine service requests as directed by the Service Supervisor or Community Manager, and assist the make-ready specialist in the turn process
- Change all locks per property policy and ensure gates to pool areas comply with codes and safety standards
- Distribute notices and communications to residents as needed
- Report any observed hazards or potentially dangerous situations to supervisors
- Demonstrate excellent customer service by treating residents and others with respect, answering questions, and responding sensitively to maintenance complaints
