The Environmental Services Director (ESD) position at Presbyterian Homes & Services - Stair Crest, located in Muskego, Wisconsin, is a full-time working manager role embedded within the facility management team. The ESD is responsible for overseeing the maintenance and ongoing care of the site’s buildings and grounds, ensuring a safe, secure, and comfortable environment for all residents, staff, and visitors. This role requires hands-on leadership with a deep working knowledge of building maintenance systems to diagnose and execute tasks effectively. The successful candidate will lead teams across various operational areas including engineering, grounds maintenance, floor care, housekeeping, and laundry services. They will oversee both direct staff and contracted services to ensure high standards of safety, cleanliness, and functionality are met consistently.

Reporting directly to the Site Leader, the Environmental Services Director plays a critical role in site leadership by participating in the planning and implementation of strategic goals, operating and capital budgets, and departmental programming to meet both short and long-term operational objectives. This position requires a collaborative approach to managing personnel including maintenance technicians, engineers, floor care specialists, housekeepers, and laundry staff. In addition to staff supervision, the role involves directing purchasing efforts for these departments and managing vendor relationships through Requests for Proposal (RFPs) and contract negotiations.

The ESD ensures regulatory compliance relative to fire safety, OSHA standards, infection control, and other environmental health requirements while fostering effective communication systems with all customers. The role also includes responsibility for the maintenance and safe operation of essential building systems such as boilers, HVAC, electrical, plumbing, security, emergency power, and resident call systems. By managing the PHS Work Order and Preventive Maintenance Program, the ESD ensures uninterrupted service and operational excellence.

This position offers a competitive salary range of $58,822 to $73,507 plus based on experience, reflecting the importance of this role within the organization. Candidates must possess substantial experience in commercial or residential building operations, strong leadership skills managing multiple trades and personnel, and the ability to create and manage detailed budgets and project plans. Job Requirements

  • Education in relevant technical or management field preferred
  • 5-7 years of relevant commercial or residential building operation experience
  • Valid site-specific licensures
  • Ability to participate in emergency on-call rotation

Job Qualifications

  • 5-7 years experience in commercial or residential building operations
  • Valid licensures as required for site operation
  • Ability to fulfill on-call requirements
  • Strong working knowledge of environmental regulatory compliance related to fire, safety and OSHA
  • Minimum of three years management experience including managing multiple staff and trades, budget responsibilities and project management
  • Systems view understanding of site operations and managing departments
  • Competency in Microsoft Office and other required software
  • Demonstrated organizational, administrative, leadership and prioritization skills
  • Flexibility, personal integrity, and ability to work effectively with residents, coworkers, families and the public
  • Ability to create and manage Requests for Proposal and vendor contracts
  • Compatibility with PHS mission and philosophies
  • Proficient in English communication

Job Duties

  • Maintain and implement maintenance and engineering plans consistent with resident needs, safety, operational and budget parameters
  • Participate in completing scheduled plant operations work
  • Regularly solicit customer feedback and incorporate solutions regarding customer satisfaction with environmental services
  • Establish and maintain effective communication with all customers
  • Supervise work of planned construction projects
  • Coordinate contracted services for building, grounds, and equipment maintenance
  • Develop Requests for Proposal for contracted services
  • Coordinate fire and emergency drills according to regulations
  • Direct and administer housekeeping and laundry programs to ensure safe, sanitary and comfortable environments
  • Maintain housekeeping and laundry schedules consistent with resident needs, safety, infection control, operational needs and budget
  • Consult with regional engineers, leadership, vendors, and contractors regarding building equipment
  • Ensure maintenance of boilers and auxiliary equipment is safe and functional
  • Ensure emergency power, life safety, HVAC, plumbing, electrical, security and resident call systems are maintained
  • Manage PHS Work Order and Preventive Maintenance Program
