We are currently seeking motivated and organized Maintenance Tech Leads and Supervisors to join our team. The Maintenance Lead will be responsible for managing the maintenance staff, assigning and assisting with apartment service requests, and ensuring all work orders are logged and completed efficiently. This role requires hands-on involvement with repairs and installations relating to electrical systems, plumbing, appliances, and general maintenance tasks such as minor carpentry and drywall repair. Additionally, the Maintenance Lead will manage vacant apartment preparations and maintain the cleanliness and safety of the grounds.
This role demands strong leadership skills, attention to detail, and excellent customer service capabilities to effectively interact with residents and property management. Candidates with experience in apartment maintenance, a good working knowledge of repair and service operations, and HVAC certification are preferred. The role also requires the physical ability to lift up to 40 pounds, climb ladders, and work flexible hours including some weekends as needed.

Job Duties
- Assign and assist with apartment service requests, ensuring all work orders are logged accurately and completed promptly
- Manage vacant apartments, ensuring timely preparation for new leases
- Maintain the grounds by keeping them free of debris and trash
- Provide excellent customer service to residents
- Handle electrical, plumbing, appliance repairs, installations, and replacements including electrical circuits, switches, receptacles, breakers, and light fixtures
- Appliance repairs and installations such as stoves, refrigerators, washers, dryers
- Plumbing repairs including toilets, sinks, vanities, disposals
- Perform caulking, minor carpentry, window screens, and blinds maintenance
- Attend to interior and exterior doors, minor painting, drywall repair
- Manage bulk trash removal including appliances
- Clear drains and sewer lines up to 4 feet
- Communicate effectively with property managers and residents
- Lead and supervise maintenance team to maintain high standards
