D.R. Horton is currently seeking a detail-oriented and proactive Entitlements Coordinator for their Operations Department, located in Mount Laurel, New Jersey. This is a full-time position within the Home Builder organization, offering an annual salary range of $50,000 to $55,000, complemented by a competitive bonus structure. The Entitlements Coordinator will play a pivotal role in the due diligence and entitlement processes related to community development projects. The successful candidate will be responsible for coordinating with legal counsel, reviewing and revising development plans, managing public hearings, and ensuring compliance with city and county regulations. Duties also include monitoring the submission and approval of construction plans, conducting market research on comparable properties, and preparing necessary applications and appeals related to planning and tax matters.
This position requires a strong ability to identify issues, conduct thorough research, develop practical solutions, and implement these solutions with minimal supervision. The Entitlements Coordinator will act as a liaison between various stakeholders, including city staff, development teams, and the community, to facilitate smooth project progression and approval. The role demands excellent communication skills, attention to detail, multitasking capability, and proficiency in Microsoft Office and email communication.

Job Duties
- Participate in the entire due diligence process including physical and financial feasibility of planned communities
- Aid in coordination of legal counsel and consultants as well as review and revision of plans
- Monitor and coordinate all public hearings including variances and amendments
- Attend meetings with city staff, development teams, public hearings, and neighbor meetings
- Monitor the completion, submittal, and approval of construction plans including solicitation of bids for engineers and consultants
- Conduct research of comparable properties and prepare applications and appeals for county tax hearings
- Review impact fee audits and development and school agreements
- Conduct all business professionally and ethically to serve customers and enhance company goodwill and profit
