This opportunity is for a Community Manager position, a pivotal role reporting directly to the Regional Director of Property Management. The Community Manager oversees all facets of community operations and the on-site team’s performance, ensuring the property meets business objectives and regulatory compliance. The role demands strategic management of the operating budget to maximize cash flow, balance expenses, maintain the physical property, and deliver a high-quality living environment with exceptional customer service to residents. This position requires the manager to build strong, productive relationships with team members, guiding their adherence to TCB’s mission, policies, and procedures.
The role involves a hands-on approach to managing the day-to-day operations of the community, including staff recruitment, training, coaching, and motivation. The Community Manager also plays a critical role in implementing and monitoring policies related to leasing, rent collection, maintenance, customer service, and regulatory compliance. The position requires a strong understanding of federal housing laws, fair housing principles, and affordable housing regulations ensuring full adherence at the site. Furthermore, the Community Manager is responsible for ensuring the aesthetic appeal of the property, overseeing safety and preventive maintenance, and preparing for local, state, or federal audits.
Additional responsibilities include financial management tasks such as developing and managing operating budgets, invoicing, expense tracking, billing, and revenue collection processes. Effective communication with residents is vital, guaranteeing timely delivery of all communications, prompt resolution of service requests, and fostering a vibrant community life through collaboration with resident associations and local partnership networks.
Crucially, this role mandates five days a week in-office attendance and occasionally requires availability for emergency situations, on-call duties, weekends, and participation in resident functions. The ideal candidate will have exceptional leadership skills, a customer service mindset, and the ability to navigate complex operational and regulatory environments. Job Requirements
- BA/BS degree
- Five plus years in progressive career path in residential property management, hotel, hospitality or retail management
- Two years in supervisory or management role
- Knowledge of federal fair housing laws and regulatory requirements
- Proficiency in Microsoft Word, Excel, Outlook and Yardi or similar software
- Ability to work five days a week in office
- Ability to move around the building or site and lift up to 50 pounds
- Willingness to work outdoors and travel to local sites
- Availability for emergencies, on-call duties and weekends
- Strong leadership and communication skills
Job Qualifications
- Bachelor's degree (BA/BS)
- Minimum of 5 years progressive experience in residential property management, hotel, hospitality, or retail management
- At least 2 years in a supervisory or management role
- Experience with Microsoft Word, Excel, Outlook and Yardi or other industry software
- Excellent verbal and written communication skills
- Knowledge of all regulatory programs, policies and Federal Housing Laws and Guidelines
- Industry designations such as COS, LIHTC, ARM, CPMC preferred
- Demonstrated excellent customer service skills
- Leadership skills and understanding of personal development management for employees
Job Duties
- Develop and manage operating budgets, billing processes, operating reports, and all accounting functions including invoicing and expense tracking
- Monitor revenue transactions and rent collection
- Manage nonpayment of rent processes including collection agency follow-up and reporting
- Oversee leasing procedures and compliance with Affirmative Fair Housing Marketing Plan and regulatory requirements
- Approve and submit employee time sheets
- Implement cost control measures as needed
- Oversee upkeep of property curb appeal, annual inspection of apartments, market ready units, safety and preventive maintenance
- Prepare for local, state or federal audits or inspections
- Monitor work order system and incident documentation for risk management
- Provide outstanding customer service to residents and ensure timely distribution of communications
- Follow up on service requests, complaints, and violations of building rules or resident policies
- Collaborate with Community Life staff and resident groups to provide and advertise activities fostering community wellbeing
- Recruit, train, coach, manage and motivate team members
- Provide evaluations and recommendations to Human Resources
- Participate in Corporate Committees Group
- Attend trainings, seminars and conferences
- Be available for emergencies, on-call duties, resident functions and weekends as needed
