As an Assistant Property Manager, the incumbent plays a pivotal role in ensuring a safe and attractive living environment for residents while maintaining exceptional quality and service standards. This position is critical to sustaining resident satisfaction, operational efficiency, and strong financial results. The Assistant Property Manager supports property operations and may serve in the Property Manager's absence, thus requiring leadership capacity and supervisory skills. Responsibilities include regular resident interaction, sales and marketing activities to achieve occupancy goals, compliance with Enterprise Residential policies and Fair Housing Act regulations, rent collection, managing lease renewals, and promoting resident services initiatives through community engagement events. Additionally, the role involves administrative duties such as processing vendor invoices, preparing operational reports, and assisting with property expense management. The position demands strong organizational skills to manage multiple priorities effectively in a fast-paced environment, excellent communication abilities for interacting with a diverse resident base, and the capacity to apply problem-solving skills to address operational issues. Candidates need to have a minimum of three years’ experience in property management or leasing, a High School Diploma or G.E.D., and certification or the ability to obtain NCHM COS and TCS certifications. The Assistant Property Manager also must demonstrate proficiency in Microsoft Office applications and possess excellent interpersonal skills with a positive, energetic attitude focused on customer service, particularly for older adults. This position requires reliable transportation and a commitment to delivering the high standard of services that reflect Enterprise’s mission and values.

Job Qualifications

  • Minimum three years’ experience in property management, leasing or related field
  • High School Diploma or G.E.D.
  • NCHM COS (Certified Occupancy Specialist) and TCS (Tax Credit Specialist) certification or equivalent, or commitment to obtain
  • strong verbal and written communication skills in English
  • proficiency in Microsoft Word and Excel

Job Duties

  • Interact routinely with residents
  • communicate effectively, appropriately, and courteously with residents, associates, management and guests
  • implement sales and marketing activities to achieve occupancy goals

  • collect rents and manage delinquencies and collections
  • provide direction to the team in the absence of the Property Manager
  • promote resident services initiatives and engage residents in community activities
  • prepare, monitor, and distribute operational and financial reports
  • assist in processing property expenses and vendor invoices
  • participate in required training sessions
  • keep Property Manager informed on property operations
  • support other communities as assigned
  • perform other duties as assigned
