Job Description
Our client is a rapidly growing, fully integrated affordable housing real estate development firm based in New York City. This company specializes in multifamily residential projects, focusing on both ground-up development and preservation/rehabilitation projects. The role of Assistant Project Manager (APM) at this firm is a unique opportunity for individuals looking to advance their career within the affordable housing development sector. The APM will play a critical supporting role in the management of multiple construction projects, assisting Project Managers throughout all phases of construction—from pre-construction planning and procurement through to project closeout. This includes managing project documentation, such as contracts, submittals, RFIs, and change orders, while maintaining updated project schedules and tracking key milestones. The position involves collaboration with field operations to monitor project progress and ensure adherence to quality standards as outlined in project plans and specifications. The APM is also instrumental in coordinating with superintendents and subcontractors to swiftly resolve issues and avoid schedule delays. Additionally, the role supports budget preparation, cost reporting, and financial forecasting, contributing to the financial health and successful delivery of projects.
Furthermore, the Assistant Project Manager will assist in maintaining compliance with the stringent regulations and requirements specific to affordable housing programs. This includes staying aligned with funding agreements and regulatory obligations from agencies such as the NYC Department of Housing Preservation & Development (HPD), NYC Housing Development Corporation (HDC), New York State Homes and Community Renewal (HCR), HUD, and other federal funding bodies. The APM will help track compliance with MWBE participation, prevailing wage requirements, Section 3 compliance, labor reporting, and other necessary regulatory mandates, as well as supporting agency inspections, audits, and reporting processes.

Job Requirements
- Bachelor's degree in construction management, engineering, architecture, or related field
- 2-5 years of construction project management experience preferably in multifamily residential or affordable housing projects
- Knowledge of construction methods, building systems, and project delivery processes
- Familiarity with NYC construction regulations, permitting, and inspection processes
- Strong organizational, analytical, and communication skills
- Proficiency in Microsoft Office Suite including Excel, Word, and Outlook
- Experience with project management software such as Procore, Primavera P6, Oracle Primavera, CMiC, Autodesk Construction Cloud, or similar platforms

Job Duties
- Assist project managers in managing all phases of construction projects from pre-construction through closeout
- Coordinate project documentation, contracts, submittals, RFIs, change orders, meeting minutes, and project correspondence
- Maintain project schedules and help track key milestones, deliverables, and critical path activities
- Support procurement efforts and subcontractor buyout processes
- Assist in the preparation and management of project budgets, cost reports, and monthly financial forecasts
- Monitor project progress and support field operations to ensure work is completed in accordance with plans, specifications, and quality standards
- Coordinate with superintendents and subcontractors to resolve construction issues and prevent schedule delays
- Participate in site inspections and safety meetings
- Track punch list items and assist with project closeout activities
- Assist in maintaining compliance with affordable housing program requirements, funding agreements, and regulatory obligations
