Their dedication to integrity and responsiveness has been pivotal in establishing a strong reputation in the property management industry. Carter-Haston adheres to a management approach guided by two core principles known as the 5 Basics and 5 Ps. This framework ensures excellence in property management by emphasizing critical aspects such as community appearance, intentional presentation, exceptional homes, prompt attention, and resident satisfaction. Additionally, the 5 Ps - personality, purpose, passion, preparation, and participation - are integral to achieving outstanding performance and fostering a positive work environment. Carter-Haston prides itself on being an Equal Opportunity Employer and enforces a drug-free workplace policy while complying with ADA regulations where applicable.

The role of Assistant Community Manager at Carter-Haston is designed for individuals who are passionate about property management and community engagement. This position plays a crucial role in supporting the Community Manager with the day-to-day operations of the assigned community. The Assistant Community Manager is responsible for implementing Carter-Haston's management philosophy by focusing on the Five Basic Fundamentals of Successful Property Management and maintaining resident accounts efficiently. Key responsibilities include managing rent collection processes, handling delinquencies, enforcing lease policies to optimize community revenue, and maintaining accurate records of move-ins, move-outs, application statuses, traffic activities, and closing ratios.

Acting as the on-site supervisor in the absence of the Community Manager, the Assistant Community Manager delegates daily tasks, coordinates maintenance activities, and ensures compliance with company policies and procedures. This role also involves developing and tracking marketing strategies including social media campaigns, conducting community and apartment tours, managing eviction procedures, and participating in thorough property inspections. Delivering consistent, excellent customer service to enhance guest satisfaction and community reputation is vital. Furthermore, the Assistant Community Manager promotes resident retention by adhering to industry standards and company policies while managing lease renewals for current residents.

This position requires one to three years of experience in multi-family property management or a similar field, proficiency in industry-standard software like Yardi, OneSite, Yieldstar, Knock CRM, and knowledge of leasing agreements and revenue management systems. Strong leadership, team management capabilities, excellent communication skills, familiarity with financial principles, budgeting experience, and proficiency in Microsoft Office Suite are highly desirable. Carter-Haston offers a comprehensive benefits package including competitive compensation, paid time off, various insurance coverages, an apartment discount program, recognition awards, educational assistance, employee support services, and a 401k plan with employer match. This role is ideal for professionals seeking a rewarding career in property management with a company that values integrity, community, and employee well-being.
