This role focuses on ensuring the physical aspects of the community's environment are impeccably maintained, with a strong emphasis on grounds upkeep, amenities, and overall curb appeal. The position supports the service team members by overseeing the appearance and safety standards throughout the property. Key responsibilities include inspecting the community regularly to remove litter, debris, and pet droppings while guaranteeing that all common areas and amenities remain neat and inviting. The role requires removing trash from vacant apartments prior to the make-ready process, assisting with minor service requests, changing locks as needed, ensuring pool gates operate safely and meet codes, distributing notices and communications to residents, and promptly reporting any hazards or dangerous situations. Customer service plays a vital part in this position, requiring the individual to interact respectfully with residents, address questions, and respond to maintenance-related complaints sensitively. Adherence to safety and risk policies under Greystar's guidelines, including completion of OSHA and safety training, is mandatory. A valid driver's license to operate a golf cart on the property is required.
The physical demands of the job include the ability to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and navigate confined areas. The person must be comfortable working outside in various weather conditions such as rain, snow, heat, hail, wind, and sleet. They should be capable of independently handling weights up to 25 pounds and with assistance, up to 50 pounds. A flexible schedule is necessary, including the possibility of being on call during evenings, weekends, and holidays. Travel may occasionally be required to support other properties or attend training and business meetings.
Compensation for this position varies depending on factors such as business needs, prior experience, skills, and location. Corporate roles may qualify for quarterly or annual bonuses based on individual and company performance, while onsite positions might be eligible for weekly, monthly, or quarterly bonus programs.
