The role of Director of Operations at the Olmsted County Exhibition Center, managed by Oak View Group, is a pivotal leadership position responsible for the comprehensive management of daily operations at this brand-new, state-of-the-art facility located in Rochester, MN. The Olmsted County Exhibition Center is an expansive 82,000 square foot venue designed to host a wide range of events, including trade shows, fundraisers, equine events, concerts, comedy shows, and more. As a cornerstone facility in the community, it demands meticulous operational oversight to ensure the highest standards of service, safety, and maintenance.

As Director of Operations, the incumbent will work closely with the General Manager to oversee all facets of the facility’s operations, including maintenance, custodial services, landscaping, equipment safety, and capital projects. This role requires strategic administrative planning and the enforcement of policies that facilitate efficient and cost-effective facility management. A key responsibility includes managing the departmental operating budget, forecasting funding needs, and monitoring expenditures to ensure financial discipline. The Director of Operations also coordinates communication and advance planning for events to guarantee seamless execution of setups and changeovers, ranging from basketball floors to equine footing.

Leadership is a crucial element of this role, involving the selection, training, and supervision of staff, with a focus on fostering a motivated and proficient team. The role demands ensuring health and safety compliance, maintaining essential facility documentation, and continuously evaluating operational programs to identify areas for improvement and process optimization. The Director will engage with a wide range of stakeholders, including facility users, contractors, and local authorities, ensuring compliance with regulations and facilitating successful facility-related projects.

This full-time position offers a competitive annual salary ranging from $65,000 to $75,000, with bonus eligibility. Benefits include health, dental, and vision insurance, a 401(k) savings plan with matching, and paid time off including vacation, sick days, and eleven holidays. Job Requirements

  • Bachelor's degree or equivalent experience
  • 5-7 years in facility or venue operations
  • experience with livestock and equine events preferred
  • supervisory experience
  • ability to work flexible event schedules including nights, weekends and holidays

Job Qualifications

  • B.S. or B.A. degree from an accredited college/university or equivalent experience
  • 5-7 years of previous experience in facility or venue operations
  • background in livestock and equine shows preferred
  • demonstrated knowledge of physical facility management
  • supervisory skills and experience in work crew supervision in facility operations
  • ability to work event nights, weekends, and holidays
  • knowledge of budget preparation and control
  • knowledge of OSHA requirements
  • basic knowledge of boilers, chillers, refrigeration, and ice making
  • basic knowledge of fire alarm and fire protection systems
  • knowledge of event production and theater technology
  • proficient in Microsoft Office applications including Excel, Word, and Outlook
  • ability to supervise others effectively

Job Duties

  • Oversees overall daily operation and maintenance of the facility including HVAC, sound, electrical, plumbing, fire protection, life safety, workplace safety, communications systems, pest control, custodial services
  • Participate in the development and administration of the facility's operations and capital budgets including forecasting, monitoring and approving expenditures
  • Oversee the advancing and communicating of event information to appropriate departments and staff
  • Oversee the operation of event set-up and tear-down including basketball floor, stage risers, chairs, signs, banquet functions, equine footing
  • Act as liaison with County Services for facility-related functions such as codes, parking, licenses, permits, inspections, warranties
  • Select, train, motivate and evaluate staff including coordinating training, correcting deficiencies, and managing discipline and termination procedures
  • Ensure health and safety compliance
  • Develop and update comprehensive management reports and manuals such as Operations Manual, Annual Preventative Maintenance Plan, Annual Facility Report, Fire Code Rules and Regulations
  • Demonstrate continuous effort to improve operations, streamline work processes, and provide seamless customer service
  • Conduct organizational and operational studies and recommend modifications to programs, policies, and procedures
  • Establish and maintain effective working relationships with staff, stakeholders, and facility users
  • Direct and monitor contractors, engineers, and architects on building projects
  • Maintain hazardous materials communication program and material safety data sheets
  • Perform other duties as assigned by the General Manager
