The Turn Help position is a temporary role crucial to supporting the maintenance operations within the property management team. The individual in this position will assist with corrective, preventative, routine, and cosmetic maintenance tasks that ensure the community remains safe, attractive, and functional. Reporting to the Maintenance Supervisor and Community Manager, the Turn Help supports the make-ready process of units, helping to prepare them swiftly and thoroughly for new residents. This role requires consistent daily onsite presence and strong attention to detail to maintain community standards and comply with operational objectives. Tasks include general cleaning, trash removal, groundskeeping, and minor repairs throughout the property, ensuring that common areas and residential units meet quality and safety benchmarks.

In addition to routine maintenance duties, the Turn Help is responsible for managing the swimming pool upkeep, maintaining accurate chemical logs, and inspecting premises regularly to mitigate hazardous conditions that could pose risks to residents or property. The role also involves maintaining the maintenance shop, adhering to safety standards, and participating in unit inspections as requested. Excellent customer service is paramount, as the Turn Help frequently interacts with residents, promoting a positive community image and enforcing property rules consistently and courteously.

Given the physical demands of this role, candidates must be capable of handling a variety of tasks requiring physical effort, including lifting objects up to 100 pounds, operating power tools and machinery, and navigating various environmental conditions. The position is safety-sensitive, necessitating adherence to OSHA guidelines and familiarity with Fair Housing Laws.
