The Turn Help role at Asset Living is a temporary position aimed at supporting the maintenance operations of a property. This role is crucial in maintaining the community’s appearance, ensuring both resident satisfaction and operational efficiency under the guidance of the Maintenance Supervisor and Community Manager. The Turn Help assists in various maintenance processes, including corrective, preventative, routine, and cosmetic tasks. Responsibilities include cleaning, trash removal, grounds upkeep, make-ready preparations for units, swimming pool maintenance, and hazard detection. The position requires daily onsite attendance and involves working closely with residents and management to address service requests promptly. This role also involves adherence to safety standards and company policies, including OSHA guidelines, and contributing to a well-organized maintenance environment. In addition to physical maintenance, the Turn Help is expected to maintain excellent customer service, fostering positive community relations, and ensuring the property projects a favorable image. Job Requirements

  • High school diploma or equivalent
  • Two years experience in the housing industry preferred
  • Basic computer literacy
  • Knowledge of Fair Housing Laws
  • Familiarity with OSHA safety standards
  • Ability to perform physical tasks including lifting up to 100 pounds
  • Capability to work overtime, weekends, and night hours
  • Regular onsite attendance required
  • Ability to operate power tools and machinery
  • Good communication and interpersonal skills

Job Qualifications

  • High school diploma or equivalent
  • Bachelor’s degree preferred
  • Two years experience in housing industry preferred
  • One to two years related experience or training acceptable
  • Basic computer skills with ability to use onsite software
  • Knowledge of Fair Housing Laws
  • Understanding of OSHA requirements
  • Strong communication skills
  • Ability to work as part of a team
  • Customer service orientation

Job Duties

  • Assist with community maintenance tasks
  • Attend onsite regularly and daily
  • Clean, remove trash, and maintain grounds and residential areas
  • Respond timely to resident and management work orders
  • Ensure repairs and replacements in common areas and units
  • Perform swimming pool maintenance and chemical logging
  • Inspect property features for hazards and corrective actions
  • Maintain preventive maintenance program
  • Follow company policies and OSHA safety guidelines
  • Organize and stock maintenance shop
  • Support Maintenance Supervisor with hazard communication and safety training
  • Participate in unit inspections
  • Report violations of community rules to supervisors
  • Use property resources and equipment economically
  • Perform additional tasks as assigned
  • Provide excellent customer service and monitor service requests
  • Project favorable community image
  • Enforce community policies delegated by supervisor
