The role of Turn Help is a temporary position responsible for assisting in the maintenance operations of a residential property. This role is vital in supporting the property’s maintenance processes, including corrective, preventative, routine, and cosmetic maintenance tasks. Working under the supervision of the Maintenance Supervisor and Community Manager, the Turn Help plays a key role in ensuring that the property is well-maintained and ready for occupancy, contributing to the overall quality and safety of the living environment.

The Turn Help is essential to the make-ready process, ensuring that units and common areas are clean, safe, and functional to meet the property’s operational objectives. Regular, daily onsite attendance is required, and responsibilities include cleaning, trash removal, general grounds maintenance, and responding promptly to resident and management work orders. This position involves maintaining the exterior and interior of the community, including landscaping upkeep, pool maintenance, and the organization of maintenance supplies and equipment.

Additionally, the Turn Help helps enforce community policies and supports customer relations by projecting a positive image of the property and ensuring excellent service. Safety is a priority in this role; therefore, adherence to Asset Living’s policies, OSHA guidelines, and Fair Housing Laws is mandatory. This position demands physical stamina and the ability to perform various manual tasks, such as lifting heavy objects and working in different environmental conditions, which can include exposure to chemicals and adverse weather.

Asset Living provides a comprehensive compensation package inclusive of medical, dental, vision, life, accidental, and disability insurance. Employees are also eligible for 401K plans with employer matching, paid sick days, company holidays, and possible performance bonuses. Job Requirements

  • high school diploma or equivalent
  • basic computer skills
  • knowledge of fair housing laws
  • knowledge of OSHA requirements
  • ability to work overtime, weekends, and night hours
  • physical ability to lift and move objects up to 100 lbs in all directions
  • ability to work in outdoor environments and confined spaces
  • regular and reliable onsite attendance required

Job Qualifications

  • high school diploma or equivalent
  • bachelor’s degree preferred or two years experience in the housing industry
  • or one to two years related experience and/or training
  • or equivalent combination of education and experience
  • ability to understand and perform all onsite software functions
  • basic computer skills required
  • must have basic knowledge of fair housing laws and OSHA requirements

Job Duties

  • community maintenance
  • regular/daily onsite attendance is required
  • responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
  • respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • ensure all repairs and replacements necessary for community common areas and units
  • responsible for daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
  • perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
