This role involves overseeing and performing technical and mechanical work to ensure that the interior and exterior of buildings, grounds, amenities, and common areas meet Greystar’s high standards for cleanliness, appearance, safety, and functionality. The position requires assisting and completing work orders generated by resident service requests as well as routine community upkeep. Responsibilities include diagnosing problems, making repairs per established safety and policy standards, managing the make-ready process to prepare vacant apartments for leasing, developing cleanliness and appearance standards for community areas, inspecting work completed by team members and contractors, inventory management, and ensuring compliance with safety regulations. This role plays a crucial part in supporting cost control through efficient use of materials and tools and maintaining excellent customer service by treating residents and colleagues with respect and urgency in addressing their needs. The hourly pay range is $29 - $31, with additional opportunities for bonuses and comprehensive benefits. This position requires flexibility to work evenings, weekends, holidays, and may involve local travel.

Job Requirements

  • High school diploma or GED
  • Experience with property management maintenance or related trade
  • Knowledge and skill in the safe use of hand tools, power tools, and mechanical equipment
  • Ability to think logically to solve problems
  • Good customer service and interpersonal skills
  • Effective communication skills including reading and writing
  • Proficiency with internet and office software
  • Basic mathematical skills
  • EPA certification as needed
  • Valid driver’s license if required
  • Ability to stand, walk, bend, stoop, climb ladders, and work in various weather conditions
  • Ability to lift and carry weights up to 25 pounds independently and 50 pounds with assistance
  • Willingness to work flexible schedules including evenings, weekends, and holidays
  • Ability to travel locally as needed

Job Qualifications

  • High school diploma, GED, or related experience and training
  • Experience in property management maintenance or related trades
  • Knowledge and skilled in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices
  • Ability to apply principles of logical thinking to define and correct problems
  • Proficiency in customer service and interpersonal communication skills
  • Ability to read, write, and communicate effectively for company representation
  • Proficiency in internet, word processing, spreadsheet, and database programs
  • Mathematical skills to handle financial and administrative documents
  • EPA certifications Type I and II or Universal if working on sealed HVAC systems
  • Valid driver’s license to operate a golf cart if applicable
  • Certifications required by state and local jurisdictions

Job Duties

  • Assist and complete work orders generated from resident requests for service
  • Oversee and complete the make-ready process to prepare vacant apartment homes for leasing and new move-ins
  • Develop standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, and common areas
  • Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards are met
  • Maintain adequate inventory of spare parts and maintenance materials and manage supply orders
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual
