This specific role plays a crucial part within Greystar's property management operations. The position oversees and executes technical and mechanical tasks to guarantee that both the interior and exterior of the buildings, grounds, amenities, and communal spaces of the residential communities meet the high standards Greystar is known for. This includes ensuring cleanliness, aesthetic appeal, safety, and overall operational functionality. The role involves responding to resident service requests by diagnosing and repairing issues, managing the make-ready processes to prepare vacant units for new tenants, and developing standards to maintain community appearance and cleanliness. It also involves coordinating with vendors and contractors, managing inventory and supplies, and supporting budgeting efforts for maintenance and capital projects. The position demands a proactive approach to cost control and safety compliance, including conducting safety meetings and ensuring adherence to OSHA standards. Key interpersonal skills include providing excellent customer service, addressing resident complaints professionally, and effectively communicating with team members and management. Job Requirements

  • High school diploma or GED
  • Experience in property management maintenance or related trades
  • Must provide own hand tools unless prohibited by law
  • Knowledge and skill in safe tool and equipment use
  • Ability to logically diagnose and correct problems
  • Proficiency in customer service and communication
  • Ability to effectively read, write, and communicate
  • Proficiency in internet, word processing, spreadsheet, and database software
  • Basic mathematical skills
  • EPA certifications Type I and II or Universal if applicable
  • Valid driver’s license if required
  • Ability to stand, walk, sit for extended periods
  • Ability to bend, stoop, climb ladders, reach, carry, crawl
  • Ability to work in all weather conditions
  • Ability to lift up to 25 pounds independently and 50 pounds with help
  • Willingness to travel locally for meetings and training
  • Flexibility to work evenings, weekends, and holidays on call

Job Qualifications

  • High school diploma, GED, or equivalent experience
  • Experience in property management maintenance, building maintenance, or a related trade
  • Proficiency in safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices
  • Strong logical thinking skills to diagnose and solve problems
  • Excellent customer service and interpersonal communication skills
  • Ability to read, write, and communicate effectively to represent management and interact with residents and team members
  • Proficiency in internet, word processing, spreadsheet, and database programs, with property management system experience preferred
  • Basic mathematical skills to perform financial and administrative calculations
  • EPA Type I and II or Universal certifications if required by HVAC duties
  • All state and local required certifications
  • Valid driver’s license if operating property vehicles such as golf carts

Job Duties

  • Assist and complete work orders generated from resident service requests by diagnosing and repairing issues
  • Oversee and complete the make-ready process to prepare vacant apartment homes by inspecting, scheduling contractors, procuring materials, and completing maintenance tasks
  • Develop and maintain standards for cleanliness and appearance of community grounds, amenities, building exteriors, interiors, and common areas
  • Regularly inspect work performed by service team members and contractors to ensure quality and compliance with standards
  • Maintain adequate inventory of spare parts and materials and manage ordering within budget guidelines
  • Complete monthly preventative maintenance procedures as outlined in company policies
  • Assist in budget development for regular repair, maintenance, and capital projects
  • Support cost control programs by repairing parts, minimizing waste, and using tools and equipment correctly
  • Conduct scheduled safety meetings, ensure compliance with safety laws and maintain current safety data sheets
  • Provide excellent customer service by treating residents respectfully, promptly addressing complaints, and efficiently managing work orders
