The role available is a Maintenance Supervisor position at a stabilized property with 414 units situated in San Diego, California. This role is critical in overseeing and performing essential technical and mechanical tasks to ensure that the community's buildings, grounds, amenities, and common areas are maintained to uphold Greystar's high standards for cleanliness, safety, appearance, and functionality. The Maintenance Supervisor will lead maintenance staff, coordinate repairs, manage work orders, and oversee vendor services to prepare apartment units for new residents and maintain overall property condition. This position requires strong organizational skills, leadership ability, and proficiency in maintenance management software such as Yardi and HappyCo. Normal working hours are Monday to Friday from 9 am to 6 pm, with a flexibility requirement based on business needs. The pay range offered for this position is between 32 to 35 dollars per hour, with potential for bonuses based on both individual and company performance. Job Requirements
- 3-5 years of maintenance supervision experience required
- Strong skills in work order management, inspection, vendor coordination, compliance, reporting, data analysis, and staff supervision
- Proficiency in maintenance management software such as Yardi and HappyCo preferred
- Ability to stand, walk, bend, stoop, climb, reach, carry, and crawl in confined spaces
- Able to work in various weather conditions
- Capable of lifting up to 25 pounds independently and 50 pounds with assistance
- Willingness to work flexible schedule including evenings, weekends, holidays, and on-call duties
- Ability to travel locally to meetings and training
Job Qualifications
- High school diploma or GED
- Experience in property management maintenance or related trade
- Skilled in safe use of hand and power tools and mechanical equipment
- Proficient in customer service and interpersonal communication
- Ability to read, write, and communicate effectively
- Experience with internet, word processing, spreadsheet, and database software
- Property management system experience preferred
- Mathematical skills for financial and administrative tasks
- Valid driver’s license if required to operate golf cart on property
- EPA certifications Type I and II or Universal if required
- Certifications mandated by state and local jurisdictions
Job Duties
- Assist and complete work orders from resident service requests
- Oversee and complete make-ready process for vacant apartments including inspections and vendor scheduling
- Develop and maintain standards for cleanliness and appearance of community grounds and facilities
- Periodically inspect work performed by service team members and develop corrective actions
- Inspect vendor and contractor work for quality and compliance with standards
- Maintain inventory of maintenance materials and coordinate supply orders
- Complete monthly preventative maintenance tasks according to policy
- Assist in budgeting for repairs, maintenance, and capital projects
- Support cost-control initiatives through resourceful repairs and efficient material use
- Conduct safety meetings, maintain compliance with OSHA and safety laws
- Provide excellent customer service by responding to resident inquiries and complaints promptly and professionally
