This Maintenance Technician role at Greystar is designed for professionals adept in technical and mechanical expertise, contributing to the upkeep and operational efficiency of the company’s residential communities. The position centers on ensuring that both the internal and external parts of buildings, grounds, amenities, and common areas meet stringent standards related to cleanliness, appearance, safety, and overall functionality. As a critical member of the service team, the Maintenance Technician responds to resident service requests, diagnoses problems, and carries out repairs following company policies, safety protocols, and local codes. The role also involves managing the "make-ready" process for vacant apartments including inspections, scheduling vendors, procuring materials, and verifying completion to prepare units for new residents.

In addition, the Maintenance Technician develops and upholds community standards related to the maintenance of grounds, exteriors, interiors, and common spaces to reinforce the high quality and reputation of Greystar-managed properties. Regular inspections of work performed by other team members and contractors ensure adherence to quality standards and policies, promoting continuous improvement. The position requires inventory management skills to maintain adequate supplies for repairs and preventive maintenance, supporting budget guidelines.

Safety is paramount; the technician conducts regular safety meetings and maintains compliance with OSHA and related regulations, including proper handling of Material Safety Data Sheets (MSDS). Customer service skills are integral to the role, involving respectful and efficient communication with residents and colleagues. The position demands physical stamina and flexibility due to work performed both indoors and outdoors, in various weather conditions, and sometimes requires lifting, climbing, and maneuvering heavy objects. Furthermore, the role may involve a flexible schedule, including call duties during evenings, weekends, and holidays.

Job Requirements

  • High school diploma or GED or equivalent experience
  • experience in property management maintenance or a related trade
  • own hand tools unless prohibited by state law
  • ability to safely use hand tools, power tools, and mechanical equipment
  • ability to diagnose and repair maintenance issues logically
  • strong customer service and communication skills
  • ability to effectively interact with residents and team members
  • proficiency in computer programs including property management systems preferred
  • basic mathematical skills
  • EPA Type I and II or Universal certification if applicable
  • compliance with state and local certifications
  • valid driver’s license if required
  • ability to stand, walk, sit for extended periods, bend, stoop, climb, carry, and work in all weather
  • ability to lift up to 25 pounds independently and 50 pounds with assistance
  • flexible work schedule including call duties during nights, weekends, and holidays
  • local travel for meetings and training

Job Qualifications

  • High school diploma or GED or related experience and training
  • experience in property management maintenance or related trade
  • knowledge and skill in safe use and maintenance of hand and power tools
  • ability to apply logical thinking to define and correct problems
  • proficiency in customer service and interpersonal communication skills
  • ability to read, write, and communicate effectively
  • proficiency in internet, word processing, spreadsheet, and database programs
  • mathematical skills to manage financial and administrative tasks
  • EPA certifications Type I and II or Universal if working on sealed HVAC systems
  • required state and local certifications
  • valid driver’s license if operating a golf cart

Job Duties

  • Assist and complete work orders generated from resident requests
  • oversee and complete the "make-ready" process for vacant apartment homes
  • develop and maintain community cleanliness and appearance standards
  • periodically inspect work by service team members and contractors
  • maintain inventory of spare parts and materials
  • complete monthly preventive maintenance as outlined in the Policy and Procedure Manual
  • assist Community Manager in budget development for repair and maintenance
  • support cost-cutting and expense control programs
  • conduct regularly scheduled safety meetings and ensure OSHA compliance
  • demonstrate customer service skills with residents and team members
