Job Description

Morgan Properties is actively seeking an experienced Service Manager to lead maintenance operations at their 302-unit community located in Centerville, Ohio. This full-time position offers a competitive hourly wage of $30.00 to $35.00, complemented by a $1,000 sign-on bonus and a $300 quarterly Morgan Essentials bonus. The role operates on a Monday through Friday schedule from 8:30 AM to 5:00 PM, with a rotating on-call requirement.

As a Service Manager at Morgan Properties, you will be entrusted with leading a skilled maintenance team while fostering a collaborative and safety-first culture. You will oversee daily maintenance work, including managing work orders, apartment turns, and preventative maintenance programs. Your expertise will cover a wide range of technical areas, including advanced HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs. Additionally, you will manage inventory, vendor relationships, maintenance budgets, and purchasing to ensure efficient and effective operations.

A key aspect of the role involves ensuring every repair is completed with exceptional quality workmanship and outstanding customer service. You will collaborate closely with the Community Manager and Regional Service Manager to maintain a beautiful, well-operated property that residents are proud to call home. The ideal candidate will have robust leadership experience supervising and coaching maintenance teams and strong technical knowledge across multiple maintenance disciplines. Certifications such as EPA/HVAC are strongly preferred, and CPO certification is considered a plus.

Job Requirements

  • High school diploma or equivalent
  • experience leading maintenance teams
  • technical knowledge in HVAC, electrical, plumbing, appliances, and general maintenance

  • valid driver’s license
  • reliable transportation
  • ability to participate in an on-call rotation

Job Qualifications
