As a Service Manager, you will play a critical role in coordinating the maintenance and repair operations across the property to ensure the facilities are safe, functional, and well-maintained. This position requires overseeing employees who handle building repairs, scheduling their work, and monitoring the quality and timeliness of maintenance tasks. You will be responsible for maintaining inventory supplies, monitoring the monthly maintenance budget, and ensuring safety compliance with OSHA and other regulatory guidelines. Your work will impact resident satisfaction and the overall operational efficiency of the community. Job Requirements
- Minimum of four years of progressive maintenance and safety experience
- Ability to manage up to 299 units in one community
- Advanced computer skills and industry specific technology proficiency
- Ability to perform manual, task-oriented work independently and prioritize tasks
- High school diploma is preferred
- Must have EPA Core, Type I-Appliances, Type II-HVAC, Certified Pool Operator certifications
- Must provide own industry-specific hand tools
- Ability to lift at least 50 pounds
- Full range of motion with upper and lower body
- Must be able to stand, walk, bend, stoop, crawl, and climb stairs
- Exposure to all weather conditions
- Ability to operate motor equipment or vehicle onsite
- Ability and willingness to travel locally and overnight by automobile and airplane
- Ability to work a varied Monday-Friday schedule with possible overtime and on-call duties

Job Duties
- Completes maintenance employee schedules and communicates assignments to staff
- Participates in site staffing needs with Community Manager
- Assesses training needs and coordinates safety and skill training
- Conducts daily property and grounds inspections for maintenance and liability hazards
- Assigns and oversees repairs, replacements, and rehabilitation projects
- Monitors resident satisfaction and ensures follow-up on maintenance issues
- Ensures compliance with OSHA and other safety regulations
- Inspects, maintains, installs, repairs, and replaces mechanical equipment and components
- Implements and documents preventive maintenance programs
- Maintains security of all property-issued tools
- Shares on-call responsibilities and responds to resident requests promptly
- Performs other duties as assigned
