Job Description

Morgan Properties is currently seeking a dedicated Service Manager with a "Whatever It Takes" attitude to join their team in a full-time capacity. This role is pivotal in maintaining the physical standards of the community while ensuring compliance with company policies and all applicable laws. The successful candidate will take on the role of Maintenance Supervisor, overseeing the daily operations and management of the maintenance team. This exciting position entails interviewing, hiring, and training new team members, as well as developing and guiding a team of Maintenance Technicians. The Service Manager will nurture the growth and skills of their team by offering mentorship and expert troubleshooting across multiple technical areas including HVAC, electrical systems, plumbing, pool maintenance, carpentry, drywalling, exterior structures, and appliance repair.

The position requires establishing a comprehensive 24-hour on-call schedule to ensure immediate response to emergencies, snow and ice incidents, or other urgent onsite maintenance needs, including personal availability during such events. Collaborating closely with office staff, the Service Manager will ensure exceptional service and timely resolutions of maintenance issues experienced by residents. Effective inventory management of all maintenance materials, development of preventive maintenance schedules, make-ready schedules, and management of general work orders also fall under the responsibilities of this role.

Regular inspections of community buildings, including vacant units, are a key part of maintaining the community’s standards, while planning, assigning, and directing the work of the maintenance team is essential to smooth departmental operations. Morgan Properties offers a competitive pay range of $60,000 to $70,000 annually and provides up to a 100% rent discount, alongside other employee benefits and perks. Job Requirements

  • Active and valid driver’s license and personal vehicle
  • live within a 30-minute commute of the properties
  • relevant certifications such as HVAC/EPA/CFC preferred
  • minimum one-year certificate or equivalent education and related experience
  • ability to manage on-call responsibilities and emergencies
  • strong organizational and leadership abilities

Job Qualifications

  • One-year certificate, 5+ years of related experience, or equivalent education and experience
  • HVAC/EPA/CFC certification preferred
  • strong leadership and team development skills

Job Duties

  • Interview, hire and train new team members
  • develop and lead a team of maintenance technicians through diagnosing problems and providing a resolution
  • mentor and guide maintenance technicians to increase their overall knowledge base and skill set
  • provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair
  • be accountable for establishing and preparing a 24 hour on-call schedule for your team, and personally be available in the event of snow and ice or other on-site emergencies
  • partner with office staff to provide exceptional service and follow-up to residents on maintenance issues
  • manage and organize inventory of all maintenance materials
  • establish a preventive maintenance schedule, make ready schedule and general work order schedule for team
  • regularly inspect community buildings including vacant units
  • plan, assign and direct work of maintenance team
