Within AWS, the Real Estate Team plays a vital role in the company’s expansion and infrastructure development. This team is responsible for securing and managing physical sites for the growing AWS Data Center Network across the United States. These data centers are foundational to AWS's cloud services, hosting the servers, storage, networking, power, and cooling systems essential to maintaining Amazon’s cloud reliability and performance. The Real Estate Team collaborates with multiple stakeholders, including landowners, developers, private equity firms, local governments, legal experts, and consultants to ensure smooth, strategic acquisitions and development of new data center sites.
This role seeks an experienced real estate professional who will operate at both strategic and tactical levels to support AWS’s infrastructural growth. The position demands a seasoned negotiator and strategic thinker able to navigate complex land acquisition deals and build-to-suit negotiations, securing agreements that facilitate sustainable expansion while respecting community environments. This includes cultivating relationships with developers, assisting in site planning to meet market and investment expectations, and actively partnering with local jurisdictions to engage in planning and entitlement processes. The successful candidate will coordinate with internal teams spanning design engineering, legal, construction, economic development, public policy, and capacity planning, creating a holistic regional real estate strategy that aligns with AWS’s long-term infrastructure goals.

This team engages with some of the most complex supply chain and logistical challenges to manage the design, planning, delivery, and operation of AWS’s worldwide data centers. The role is based in Austin, Texas, with a salary range from $155,400 to $210,200 annually, inclusive of sign-on bonuses and restricted stock units (RSUs). Job Requirements
- Bachelor's degree in urban planning, architecture, civil engineering, real estate or related field
- 8+ years experience in large-scale site selection, real estate land acquisitions and lease negotiations
- 5+ years experience performing full range of land entitlement functions leveraging internal and external resources
- 5+ years experience in site due diligence, site development, and negotiation of entitlement agreements for large complex projects
Job Qualifications
- Bachelor's Degree in Urban Planning, Architecture, Civil Engineering, Real Estate or related fields
- 8+ years of experience in large-scale site selection, real estate land acquisitions and lease negotiations
- 5+ years experience performing full range of land entitlement functions leveraging internal and external resources
- 5+ years experience in site due diligence, site development, and negotiation of entitlement agreements for large complex projects
- Understanding of and experience in the Data Center industry including data center site selection and general operations preferred
- Master's Degree or higher including Juris Doctor in Business Administration, Urban Planning, Architecture, Engineering, Real Estate or related fields preferred
- Experience in public private partnerships preferred
- Ability to understand and communicate high level electrical, power, cooling, fiber optics and other technical requirements related to internet infrastructure preferred
Job Duties
- Lead deal engagement, negotiation and closing of real estate sites including build-to-suit negotiations and land acquisition
- Cultivate developer relationships
- Assist in developing site plans that deliver best-in-class products consistent with market conditions and investment assumptions
- Partner with developers and local jurisdictions and participate in local meetings and hearings related to projects
- Work cross-functionally with internal and external teams including Design Engineering, Legal, Economic Development, Public Policy, Construction and Capacity Planning to inform regional real estate strategy
- Build and lead teams of vendors and consultants to evaluate site feasibility
- Travel as required
