Job Requirements
- High school diploma or equivalent
- Minimum 2 years previous experience as property manager
- Verification of ability to work in the US through E-Verify
- Ability to follow safety protocols and established procedures
- Availability to work on-site with regular office attendance
- Ability to complete compliance-related courses such as Fair Housing and Cyber Security
- Valid driver's license and active auto insurance for personal vehicle
- Ability to lift up to 25 pounds occasionally
- Ability to walk the property and climb stairs frequently
- Ability to remain in stationary positions for prolonged periods
- Ability to handle emergency situations and evacuations
- Ability to operate office equipment and computer systems
- Fluent in English for reading, writing, and speaking
- Maintain focus and attention to detail in a busy office environment
Job Qualifications
- High School Diploma or equivalent
- Previous experience as Property Manager for 2 years
- Verification of ability to work in the US (E-Verify)
- Knowledge of and adherence to company policies and procedures
- Effective operation of property management equipment and software
- Excellent verbal and written communication skills
- Ability to make sound decisions and recommendations
- Strong problem-solving skills and ability to think quickly
- Ability to establish and maintain working relationships with diverse stakeholders
- Ability to meet deadlines and manage stress
- Ability to work independently and follow detailed instructions
- Proficiency in Microsoft Office applications including Word, Excel, Outlook, and SharePoint
- Knowledge of HUD rules and property management regulations
- Knowledge of Fair Housing Laws, Landlord-Tenant Laws, OSHA Standards, and local building codes
- Understanding of resident assistance agencies and eligibility requirements
- Experience with property management software such as Onesite, Knock, and HappyCo
- Ability to maintain confidentiality and use independent judgment
Job Duties
- Manage operations and staff for multiple properties
- Maintain courteous communication with residents, applicants, and representatives of other companies
- Show vacant apartments and maintain high occupancy by leasing timely
- Check resident application information and references through credit and criminal investigation services
- Complete rental agreements
- Obtain prices and place advertisements in appropriate publications
- Establish and maintain a waiting list
- Prepare and monitor site budget and expenses ensuring spending within guidelines
- Process invoices for correctness, accuracy, and proper coding
- Post charges associated with work orders and late charges, generate notices for residents
- Follow up on delinquent accounts, pursue collections, and update DQ notes weekly
- Complete move-in and move-out inspections on HappyCo
- Submit incident reports for injuries or property damage
- Submit WOSR weekly
- Send and post all notices regarding compliance with rules and violations
- Maintain property office in neat and orderly manner with scheduled office hours
- Post regularly on Facebook and Loft
- Perform Assistant Property Manager and Leasing roles as needed
- Counsel residents who do not comply with lease terms and are delinquent with rent
- Resolve conflicts and complaints among residents to avoid grievances
- Recommend eviction and prepare related documentation
- Participate in hearings and appeals as needed
- Oversee maintenance of grounds, trash areas, dog stations, and common areas
- Maintain make-ready process and board
- Ensure vacant apartments are cleaned and ready within 3-5 days
- Log resident complaints and dispatch maintenance promptly
- Be available for emergency calls personally or through staff
- Conduct quarterly inspection reports in HappyCo
- Participate in Capital Project meetings and final punch
- Participate in pre-employment interviews and make hiring recommendations
- Interpret and apply personnel and departmental policies
- Review time and leave reports and enter them into UKG
- Train or assist in training site personnel
- Prepare and review performance and counsel employees on job performance
