The Senior Maintenance Technician role at Cypress View Villas is a vital position responsible for ensuring the flawless operation and maintenance of all property aspects. This full-time, non-exempt role commands an hourly wage between $25.11 and $28.08, reflecting skills, experience, location, and job complexity, with additional benefits available to full-time employees. The role involves performing a wide array of maintenance tasks ranging from HVAC, electrical, and plumbing repairs to carpentry, drywall, exterior maintenance, and appliance servicing. The Senior Maintenance Technician plays a key role in not only responding promptly and professionally to maintenance requests but also in proactively conducting preventative maintenance and inspections to prevent issues before they arise.
In this position, the technician also oversees supervising outside contractors, managing inventory, purchasing necessary materials and supplies, and ensuring that the property adheres to all safety and regulatory compliance standards. The role includes responsibility for maintaining community amenities such as pools and hot tubs, ensuring they remain safe and fully operational for resident enjoyment. Additionally, the technician participates in resident engagement activities and assists with community communications, fostering a positive living environment.

Job Requirements
- High school diploma or equivalent
- HVAC-EPA (Type II) or EPA Universal license
- Certified Pool Operator (CPO) license required within 90 days if not currently held
- Valid driver’s license
- Minimum 2 years of property maintenance experience
- Ability to diagnose and repair HVAC, electrical, plumbing, carpentry, and appliances
- Ability to communicate in English
- Ability to work independently and collaboratively
- Strong organizational skills
- Knowledge of safety regulations
- General computer literacy
- Excellent customer service skills
- Availability for on-call after-hours emergencies
- Flexible schedule including weekends, evenings, holidays
Job Qualifications

Job Duties
- Perform daily maintenance tasks and diagnose/repair HVAC, electrical, plumbing, carpentry, and appliance issues
- Respond to maintenance requests promptly and professionally
- Maintain pool, hot tub, and other community amenities
- Ensure safety and cleanliness of buildings and grounds
- Conduct preventative maintenance and scheduled inspections
- Supervise outside contractors and coordinate move-ins/move-outs
- Assist with safety meetings and ensure compliance with policies and regulations
- Maintain inventory and assist in purchasing materials and supplies
- Participate in resident functions and assist with posting notices
