The Senior Maintenance Technician at Haven at Del Mar Station Apartments plays a critical role in maintaining the safety, functionality, and curb appeal of the community. Reporting directly to the Maintenance Supervisor and Community Manager, this position involves performing daily diagnostic and repair tasks across various trades such as HVAC, electrical, plumbing, carpentry, drywall, exterior structures, and appliance maintenance. The role demands a proactive approach to property and amenity upkeep, including maintaining pools, hot tubs, and common areas, to ensure the community remains visually appealing and safe for residents.

In addition to hands-on technical work, the Senior Maintenance Technician supervises outside contractors, manages inventory, and ensures compliance with safety regulations and company policies. This position requires an individual who can respond promptly and professionally to maintenance requests and emergencies, demonstrating strong customer service skills and the ability to manage challenging situations effectively. The role also includes scheduling and documenting preventative maintenance, conducting regular inspections, and coordinating move-ins and move-outs to facilitate smooth transitions for residents.

Job Requirements

  • High school diploma or equivalent
  • 2+ years of experience in property maintenance or related field
  • HVAC-EPA (Type II) or EPA Universal license preferred or must be obtained within 90 days of hire
  • certified pool operator (CPO) license preferred or must be obtained within 90 days of hire
  • valid driver's license may be required
  • strong diagnostic and repair skills
  • ability to communicate in English

Job Qualifications

Job Duties

  • Perform daily maintenance tasks and diagnose/repair issues in various areas
  • respond to maintenance requests promptly and professionally
  • maintain pool, hot tub, and other amenities
  • ensure safety and cleanliness of buildings and grounds
  • maintain exterior property for curb appeal
  • schedule and document preventative maintenance and apartment turns
  • conduct regular inspections of common areas and equipment
  • supervise duties and outside contractors in the absence of the Maintenance Supervisor
  • coordinate move-ins and move-outs
  • assist with safety meetings and compliance with policies and regulations
  • report potential liabilities and ensure property compliance
  • maintain inventory and assist in purchasing materials and supplies
  • participate in resident functions and assist with posting notices
