The role of Senior Maintenance Technician at Ironwood Crossing Townhomes is a pivotal position responsible for maintaining the property's operational excellence and overall resident satisfaction. This position undertakes a wide range of maintenance responsibilities including HVAC, electrical, plumbing, pool maintenance, carpentry, drywall repairs, and upkeep of exterior structures and appliances. Reporting to the Maintenance Supervisor and Community Manager, the Senior Maintenance Technician is expected to perform daily maintenance tasks efficiently and ensure timely, high-quality repairs. This role is critical in safeguarding the safety and cleanliness of the entire property while maintaining amenities such as pools and hot tubs to ensure a pleasant resident experience.

In addition to hands-on maintenance duties, the Senior Maintenance Technician has supervisory responsibilities during the absence of the Maintenance Supervisor, managing outside contractors and coordinating move-in and move-out activities. Inventory management and compliance with safety policies and relevant regulations are also key aspects of this role. This position offers a unique benefit for those living on-site, providing a 40 percent apartment allowance, enhancing the overall compensation package. The hourly wage for this position ranges from $23.55 to $27.80, based on skills, experience, and job complexity. Job Requirements

  • High school diploma or equivalent
  • HVAC-EPA (Type II) or EPA Universal license required
  • Certified Pool Operator (CPO) license strongly preferred or obtained within 90 days of hire
  • Valid driver's license required
  • 2+ years of experience in property maintenance or related field
  • Ability to read, write, understand, and communicate in English
  • Ability to work independently and as part of a team
  • Ability to be on-call for after-hours emergencies
  • Ability to work a flexible schedule including weekends, evenings, and holidays

Job Qualifications

Job Duties

  • Perform daily maintenance tasks and diagnose/repair issues in HVAC, electrical, plumbing, carpentry, drywall, exterior structures, and appliances
  • Respond promptly and professionally to maintenance requests
  • Maintain pool, hot tub, and other amenities
  • Ensure safety and cleanliness of buildings and grounds
  • Maintain exterior property for curb appeal
  • Schedule and document preventative maintenance and apartment turns
  • Conduct regular inspections of common areas and equipment
  • Supervise duties and outside contractors in the absence of the Maintenance Supervisor
  • Coordinate move-ins and move-outs
  • Assist with safety meetings and ensure compliance with policies and regulations
  • Report potential liabilities and maintain property compliance
  • Maintain inventory and assist in purchasing materials and supplies
  • Participate in resident functions and assist with posting notices
