The Senior Maintenance Technician role at Fairfield involves comprehensive maintenance responsibilities across various property areas. Reporting to the Maintenance Supervisor and Community Manager, this position requires expertise in diagnosing and repairing HVAC systems, electrical components, plumbing fixtures, pool and hot tub equipment, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician plays a critical role in ensuring the safety, cleanliness, and general upkeep of the property and its amenities. In addition to performing maintenance tasks and responding promptly to resident requests, the Technician oversees the work of outside contractors during the absence of the Maintenance Supervisor and manages inventory and supply purchasing. The role demands compliance with all safety and regulatory standards and active engagement in resident functions and community communication. This is a non-exempt, hourly position with an estimated pay range of $25.11 to $28.08 per hour, depending on experience and qualifications. Job Requirements

  • high school diploma or equivalent
  • HVAC-EPA (Type II) or EPA Universal license
  • certified pool operator (CPO) license strongly preferred but can be obtained within 90 days of hire
  • valid driver’s license may be required
  • 2+ years of experience in property maintenance or related field
  • strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
  • ability to read, write, understand, and communicate in English
  • ability to work independently and as part of a team
  • strong organizational and time management skills
  • knowledge of safety regulations and compliance requirements
  • general computer skills including mobile device operation
  • superior customer service skills
  • ability to be on-call for after-hours emergencies
  • ability to work a flexible schedule including weekends, evenings, and holidays

Job Qualifications

Job Duties

  • perform daily maintenance tasks and diagnose and repair issues in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances
  • respond to maintenance requests promptly and professionally
  • maintain pool, hot tub, and other amenities
  • ensure safety and cleanliness of buildings and grounds
  • maintain exterior property for curb appeal
  • schedule and document preventative maintenance and apartment turns
  • conduct regular inspections of common areas and equipment
  • supervise duties and outside contractors in the absence of the Maintenance Supervisor
  • coordinate move-ins and move-outs
  • assist with safety meetings and compliance with policies and regulations
  • report potential liabilities and ensure property compliance
  • maintain inventory and assist in purchasing materials and supplies
  • participate in resident functions and assist with posting notices
