Job Requirements
- high school diploma or equivalent
- HVAC-EPA (Type II) or EPA Universal license
- certified pool operator (CPO) license strongly preferred but can be obtained within 90 days of hire
- valid driver’s license may be required
- 2+ years of experience in property maintenance or related field
- strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
- ability to read, write, understand, and communicate in English
- ability to work independently and as part of a team
- strong organizational and time management skills
- knowledge of safety regulations and compliance requirements
- general computer skills including mobile device operation
- superior customer service skills
- ability to be on-call for after-hours emergencies
- ability to work a flexible schedule including weekends, evenings, and holidays
Job Qualifications

- general computer skills including operating a mobile device

Job Duties
- perform daily maintenance tasks and diagnose and repair issues in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances
- respond to maintenance requests promptly and professionally
- maintain pool, hot tub, and other amenities
- ensure safety and cleanliness of buildings and grounds
- maintain exterior property for curb appeal
- schedule and document preventative maintenance and apartment turns
- conduct regular inspections of common areas and equipment
- supervise duties and outside contractors in the absence of the Maintenance Supervisor
- coordinate move-ins and move-outs
- assist with safety meetings and compliance with policies and regulations
- report potential liabilities and ensure property compliance
- maintain inventory and assist in purchasing materials and supplies
- participate in resident functions and assist with posting notices
