The Senior Maintenance Technician role is an integral part of Landara Apartments' commitment to outstanding property management and resident satisfaction. This full-time, non-exempt position offers an hourly pay rate ranging from $26.04 to $29.12, reflective of the candidate’s skills, experience, and job complexity. The role is designed for a skilled professional who performs daily maintenance and repair tasks under the guidance of the Maintenance Supervisor and Community Manager. Responsibilities span diagnosing and correcting malfunctions across HVAC, electrical, plumbing, pool systems, carpentry, drywall, exterior structures, and appliances, emphasizing safety and cleanliness standards.

In addition to hands-on maintenance activities, the Senior Maintenance Technician supervises outside contractors, manages inventory, assists in purchasing supplies, and ensures property compliance with relevant policies and regulations. They also maintain community amenities such as pools and hot tubs, conduct preventative maintenance and regular inspections, coordinate move-ins and move-outs, and actively participate in resident engagement activities. The position requires a proactive individual who can work independently and collaboratively, demonstrating strong organizational, diagnostic, and customer service skills. Job Requirements

  • high school diploma or equivalent
  • HVAC-EPA (Type II) or EPA Universal certification to be obtained within 90 days if not already held
  • Certified Pool Operator (CPO) license to be obtained within 90 days if not already held
  • valid driver’s license
  • 2+ years of experience in property maintenance or related field
  • ability to work flexible schedule including weekends, evenings, and holidays
  • ability to be on-call for after-hours emergencies

Job Qualifications

  • high school diploma or equivalent
  • HVAC-EPA (Type II) or EPA Universal certification preferred
  • Certified Pool Operator (CPO) license preferred
  • 2+ years of experience in property maintenance or related field
  • experience supervising contractors preferred
  • strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
  • ability to read, write, and communicate in English

Job Duties

  • perform daily maintenance tasks and diagnose/repair HVAC, electrical, plumbing, carpentry, drywall, exterior structures, and appliance issues
  • respond promptly and professionally to maintenance requests
  • maintain pool, hot tub, and other community amenities
  • ensure safety and cleanliness of buildings and grounds
  • maintain exterior property for curb appeal
  • schedule and document preventative maintenance and apartment turns
  • conduct regular inspections of common areas and equipment
  • supervise outside contractors and coordinate move-ins and move-outs
  • assist with safety meetings and ensure compliance with policies and regulations
  • maintain inventory and assist in purchasing materials and supplies
  • participate in resident functions and assist with posting notices
