The Community Manager role at Asset Living is a pivotal leadership position responsible for overseeing all aspects of operations at a housing community under the guidance of a Regional Manager. This full-time position commands a comprehensive approach to managing personnel, leasing, maintenance, financial operations, administration, and risk management to ensure superior property management and resident satisfaction. The Community Manager acts as the on-site leader, ensuring that the property and its staff comply with company policies, safety protocols, and fair housing laws to maintain a high standard of service and operational excellence. Responsibilities include managing on-site staff through recruitment, training, and performance evaluation, as well as fostering a cohesive and motivated team environment. Financial goals for the property are met through meticulous budget development, expense control, and maximizing net operating income by optimizing leasing and marketing strategies. Furthermore, the Community Manager is entrusted with maintaining property aesthetics, timely maintenance, and emergency response readiness, ensuring a safe and welcoming living environment for residents. This role demands strong interpersonal and organizational skills with an emphasis on problem-solving and strategic planning. The compensation for this role is competitive, with a salary of $130,000 per year, complemented by a comprehensive total rewards package including medical, dental, vision, life, accidental, and disability insurance, 401K with employer matching, and bonuses. Job Requirements

  • High school diploma or equivalent
  • bachelor’s degree preferred or four years’ experience in the housing industry
  • one to two years related experience and/or training
  • equivalent combination of education and experience
  • certified apartment manager (CAM) or accredited resident manager (ARM) preferred
  • ability to understand and perform all on-site software functions
  • basic computer skills required
  • must have basic knowledge of fair housing laws and OSHA requirements
  • reliable transportation due to emergency on-call requirement
  • ability to communicate with others
  • ability to perform repeat motions involving wrists, hands, and/or fingers
  • ability to work overtime, weekends, and night hours in emergencies
  • ability to remain stationary for prolonged periods

Job Duties

  • Personnel management
  • regular/daily onsite attendance
  • use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • complete weekly/daily office and maintenance staff schedules and assignments
  • deal effectively and consistently with performance problems, document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • promote harmony and quality job performance of staff through support and effective leadership
  • ensure staff compliance and consistency with company policies and procedures
  • achieve the highest possible net operating income through the implementation of effective cost control and revenue and leasing improvement
  • develop yearly operating budgets/forecasts
  • monitor the timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on a timely basis
  • monitor the timely receipt, reconciliation, and coding of all vendor invoices
  • ensure property closeout is completed on time and ownership financial reports are accurate
  • develop yearly marketing plan and utilize marketing strategies and systems
  • ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
  • deal with resident complaints, concerns, and requests to ensure resident satisfaction
  • develop and implement resident retention programs
  • effectively show, lease, and move in prospective residents
  • ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis
  • head emergency team for the property
  • ensure proper response and handling of all property emergencies with staff, residents, buildings, etc., within company guidelines to minimize liability
  • manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
  • maintain property appearance and ensure repairs are noted and completed on a timely basis
  • plan for and utilize property resources, equipment, and supplies economically
  • give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
