The role of Roving Property Manager - Western and Central Massachusetts at Beacon Communities involves independently managing all property management responsibilities during transitions, new community acquisitions, vacations of regular property managers, and during open positions. This is a crucial position accountable for ensuring the financial performance, physical condition, and marketability of assigned properties are maintained to high standards. The role demands extensive daily travel primarily within Region 3, including Western and Central Massachusetts, with occasional travel to Connecticut and New York portfolios, and some overnight stays are required. Reporting to senior leadership including the Senior Vice President of Property Management or Regional Vice Presidents, the Roving Property Manager supervises direct reports as assigned and is exempt from FLSA.

This position requires overseeing all phases of property management, from enforcing company policies and nurturing positive relationships with residents and local communities, to managing budgets, leases, and regulatory compliance. The manager will facilitate communication and meetings with property teams and regional leadership, identify training needs, monitor new hire progress, handle leasing functions, organize marketing and resident activities, and ensure site safety and maintenance excellence. Additionally, the professional manages rent collections, income recertifications, agency relations, and prepares comprehensive reports including financial statements and budgeting documents. The role also demands strong negotiation skills for contracts and interactions with housing agency personnel, ensuring all properties comply with applicable regulations such as ADA and housing tax credit programs.

Ideal candidates should possess at least five years of relevant experience in property management, a bachelor’s degree or equivalent knowledge, and be familiar with budgeting, housing regulations, and Low-Income Housing Tax Credit programs. Certifications such as CPM, COS, C3P, and LIHTC are advantageous. Strong organizational and leadership skills, excellent communication, and a commitment to staff development are essential. The position emphasizes adaptability, professionalism, teamwork, and maintaining confidentiality. Beacon Communities compensates this role with an annual salary range of $90,000 to $105,000, reflecting skills, experience, qualifications, and geographic location.

Job Requirements

Job Qualifications

Job Duties

  • Travel to Beacon communities within defined regions with hotel accommodations when necessary
  • travel outside of regular business hours as required
  • foster positive and collaborative relationships with residents, prospects, employees, and community agencies
  • enforce company policies, procedures, and regulations
  • meet weekly with property teams and regional leadership
  • identify training needs and conduct ongoing assessments of new hires
  • develop and oversee site management programs, budgets, contracts, and agreements
  • administer and supervise rent collection, leasing procedures, and income recertification
  • prepare and review financial, marketing, and occupancy reports
  • monitor energy and utility consumption and reserve funds
  • negotiate contracts for services and supplies
  • ensure compliance with housing agency regulations and deadlines
  • manage resident relations and complaint procedures
  • supervise marketing, resident services, and recreational activities
  • perform leasing functions for both affordable and market properties
  • oversee security procedures, maintenance, landscaping, and property inspections
  • manage site safety, accident reporting, and emergency training
  • engage residents through community programming to support satisfaction
  • maintain confidentiality of resident and applicant information.
