The role of the Roving Make Ready Specialist at Valiant Residential is a critical position that ensures all vacated apartments are restored to market-ready status quickly and efficiently, adhering strictly to the manager's schedule. This role requires a proactive and hands-on professional primarily responsible for inspecting vacated units, identifying necessary repairs or maintenance, and coordinating with lead maintenance and community managers to address any issues. The Roving Make Ready Specialist must have a keen eye for detail, capable of performing a wide range of repairs and upkeep tasks including changing light bulbs, installing tiles, repairing doors and windows, replacing A/C filters, performing minor plumbing repairs, and operating carpet cleaning equipment. This role is essential in maintaining the high standards of Valiant Residential's properties to ensure seamless transitions for new residents.

Job Duties
- Conduct all business in accordance with company policies and procedures
- inspect vacated apartments and complete a checklist regarding make-ready
- inform the Lead Maintenance and Community Manager of needed services and repairs
- make ready units for new move-ins
- check all lights and replace them as necessary
- replace or repair windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets
- check applicable appliances and inform Lead maintenance of problems
- assist in changing or removing appliances from the apartment
- make keys when necessary
- check faucet sink plugs and repair or replace them as necessary
- install ceramic tile backsplash in the kitchen
- replace washers when needed
- perform exterior repairs to sinks, bathtubs, etc., when warranted
- assist with painting duties when requested
- repair or replace curtains, mini-blinds, ceiling fans, etc.
- repair plaster holes in walls and paint as necessary
- inspect bathroom tiles and perform minor repairs or replacements
- change A/C filters
- operate carpet cleaning equipment to clean carpets
- lend assistance during trash-out of the apartment, e.g., moving heavy or bulky items to the dumpster
- any other projects as directed.
