As a Maintenance Technician II at Invitation Homes, you will be instrumental in maintaining and repairing a diverse portfolio of single-family rental homes. Your role involves delivering superior maintenance service across multiple trades including plumbing, electrical, carpentry, and HVAC among others, with a strong emphasis on customer service, ensuring residents enjoy a high-quality living environment. Your responsibilities also include performing proactive property condition assessments, educating residents on home maintenance and functional systems, and completing detailed maintenance visits via mobile technology.
This position requires you to handle work with respect for the residents' homes, safeguarding their property while efficiently addressing repair needs. A key part of the role focuses on using mobile apps to manage maintenance service requests, perform risk-based property assessments, and schedule future proactive visitations. Working closely with property management, you will alert the team about any critical repairs or improvements needed. The ideal candidate will bring hands-on experience with residential repair, an understanding of construction and mechanical systems, excellent communication skills, and the ability to handle company tools responsibly.

Job Requirements
- High school diploma or equivalent
- 2-5+ years’ proven experience in residential repairs and maintenance or related building maintenance
- OSHA 10 certification required (new hires have up to 90 days to complete if not already certified)
- Possess a current driver’s license and automobile insurance
- Ability to be at work on a regular and consistent basis including occasional weekends and holidays
- Ability to provide basic hand and power tools
- Ability to lift and/or move an excess of 50 pounds or more and operate standard maintenance equipment
Job Qualifications
- High school diploma or equivalent
- 2-5+ years’ proven experience in residential repairs and maintenance or related building maintenance
- OSHA 10 certification required (new hires have up to 90 days to complete if not already certified)
- EPA Certification Type I, Type II, and/or EPA Universal is a plus
- HVAC Certification is a plus
- CPO certification (pool) is a plus
- Excellent customer service and interpersonal skills
- Strong verbal and written communication skills
- Multi-lingual skills are a plus
- Comfortability using mobile devices and various applications
- Understanding of residential construction and mechanical systems
- Ability to perform general repairs in plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances
- Possess a current driver’s license and automobile insurance
- Ability to work consistently including occasional weekends and holidays
- Ability to provide basic hand and power tools
- Physical ability to perform frequent climbing, stooping, kneeling, crawling, lifting over 50 pounds, and operate standard maintenance equipment
Job Duties
- Completing maintenance service requests across multiple trades
- Providing excellent customer service and promoting a quality living experience for all residents
- Performing required work while demonstrating respect for resident’s home
- Completing regular ProCare visits in residents’ homes to perform proactive maintenance and repairs
- Educating residents regarding all maintenance topics and functional systems of their rental home
- Completing general property condition assessments and alerting the property management team when items require immediate attention
- Performing repairs in vacant properties during market availability or the turn process
