The role of Regional Manager at Asset Living is a pivotal leadership position responsible for overseeing the entire operations of multiple housing communities within a designated region. This position demands a strategic leader capable of managing various aspects such as personnel, leasing, maintenance, financial oversight, administration, and risk management. The Regional Manager functions as an offsite operational leader who ensures that all properties under their supervision comply with company policies, adhere to safety and fair housing guidelines, and mitigate liability concerns effectively. This role plays a crucial part in driving revenue growth, controlling costs, and maintaining high standards of resident satisfaction and property conditions.

In this capacity, the Regional Manager is expected to demonstrate strong personnel management skills by coaching, training, and developing on-site staff to meet Asset Living’s rigorous operational standards. Financial acumen is essential, as the manager must develop and manage budgets, monitor financial reports, approve payroll, and oversee vendor contracts. Additionally, the Regional Manager leads marketing efforts to boost occupancy and rental income through strategic leasing initiatives while ensuring excellent customer service and timely maintenance. The position requires frequent travel, approximately 25-50% annually, to conduct property visits, attend conferences, and engage in training activities. This role is ideal for a dedicated professional with a robust background in property management, strong leadership capabilities, and a commitment to operational excellence within a dynamic, fast-growing organization.

Job Requirements

  • High school diploma or equivalent
  • Four years experience in the housing industry or one to two years related experience and/or training
  • Ability to understand and perform all on-site software functions
  • Basic computer skills required
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements

Job Qualifications

  • High school diploma or equivalent
  • Bachelor’s degree preferred
  • Four years experience in the housing industry or one to two years related experience and/or training
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform all on-site software functions
  • Basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Job Duties

  • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Deal effectively and consistently with performance problems
  • document adequately, communicate with direct supervisor and HR and terminate appropriately when necessary
  • Prepare request for a salary increase for Community Manager and assist with other team members if necessary
  • Sign off on all requests from the site
  • Ensure all counseling statements, written evaluations, and salary requests are provided for review to the Regional and Senior Vice President and delivered to the Human Resource department
  • Approve all timesheets and ensure hours indicated are correct, vacation and sick time reported, and signatures available
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance and consistency with Company policies and procedures
  • Achieve the highest possible net operating income through the implementation of effective cost control and revenue and leasing improvement
  • Identify trends and recommend strategies and adjustments
  • Develop yearly operating budgets and forecasts
  • Provide monthly written evaluation of income and expense line items that are significantly over budget
  • Provide capital improvement suggestions for the future of the site
  • Monitor all proposals and contracts for large projects at sites and check work in progress
  • Monitor and maintain the timely receipt and reconciliation of deposits, rent collections, and charges to ensure submitted on a timely basis
  • Monitor and approve the timely receipt, reconciliation, and coding of all vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Develop yearly marketing plan and utilize marketing strategies and systems
  • Provide marketing strategy to generate rentals or for rent increases
  • Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing and documentation of leases, and reporting systems are accurate and up to date
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs such as resident functions, special promotions, monthly newsletter
  • Effectively show, lease, and move in prospective residents
  • Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis
  • Assist with the emergency team for the property
  • ensure proper response and handling of all property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liability
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis
  • Plan for and utilize property resources, equipment and supplies economically such as obtaining bids/pricing from vendors, suppliers, and contractors and dealing with inadequate service
  • Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
  • Travel as required, estimated at 25-50% of work time annually for property visits, conferences, training sessions, or other business-related activities
