The role of Quality Assurance Supervisor at ABM centers on overseeing evening and after-hours janitorial operations across multiple client sites. This supervisory position works closely with the Field Operations Manager to assure service quality, staffing continuity, contract compliance, and client satisfaction. The supervisor conducts regular and unannounced inspections of client accounts during the PM shift, verifying compliance with cleaning standards and client contract requirements. They inspect all areas including restrooms, lobbies, suites, common areas, and specialized spaces, documenting inspections via designated platforms. Immediate corrective action is taken to address deficiencies or escalations are made when necessary.

As the primary operational contact during evening hours, the Quality Assurance Supervisor responds promptly to client complaints, building management concerns, or urgent service requests. Their responsibility includes managing staffing by coordinating coverage for absences, call-outs, and no-shows through available backfill labor or hands-on support if required. The supervisor plays a key role in onboarding new sites by supporting contract startups, orienting new cleaning staff, ensuring equipment availability, and monitoring early service quality to guarantee smooth transitions. This position demands strong leadership, problem-solving, excellent communication skills, and the ability to manage multiple accounts efficiently while maintaining high service standards. The compensation for this role ranges from $50,000 to $55,000 annually, with eligibility for company incentive or bonus programs. Job Requirements

  • High school diploma or GED required
  • Associate's or Bachelor's degree in Business, Operations, or related field preferred
  • Minimum 1-2 years of supervisory experience in janitorial, facilities management, or related service industry
  • Prior experience managing multiple accounts or locations preferred
  • Must be available to work afternoon and evening hours including weekends and occasional holidays
  • Valid driver's license and reliable personal transportation required
  • Ability to walk, stand, bend, and lift up to 50 lbs regularly
  • Must maintain a professional appearance and represent ABM positively

Job Qualifications

  • High school diploma or GED

  • Minimum 1-2 years of supervisory or lead experience in janitorial, facilities management, or related service industry
  • Prior experience managing multiple accounts or locations strongly preferred
  • Strong organizational and time management skills
  • Effective verbal and written communication skills
  • Demonstrated problem-solving and independent decision-making abilities during after-hours operations
  • Proficiency with mobile devices and basic software applications
  • Bilingual English/Spanish a plus

Job Duties

  • Conduct scheduled and unannounced site visits across assigned accounts during PM-shift hours to verify cleaning standards and contract compliance
  • Perform walkthroughs of all assigned areas including restrooms, common areas, suites, lobbies, and specialized spaces, documenting findings
  • Identify deficiencies in cleaning quality, safety hazards, or supply shortages and take immediate corrective action or escalate to the Field Operations Manager
  • Maintain a written log of all site visits, including time of arrival, areas inspected, findings, and any corrective steps taken
  • Confirm that cleaning staff are on-site, working in assigned areas, and adhering to scope of work and building-specific protocols
  • Serve as the first point of contact for after-hours client complaints, service failures, or urgent requests received through building management, tenants, or on-site staff
  • Respond to complaints promptly, professionally, and with a solutions-focused approach
  • Document all complaints and resolutions thoroughly and communicate outcomes to the Field Operations Manager
  • Follow escalation procedures when issues cannot be resolved independently
  • Build positive working relationships with building security, property managers, and on-site contacts
  • Support Field Operations Managers in the launch of new janitorial contracts by being on-site during initial service shifts
  • Orient new cleaning staff to site layout, scope of work, key entry/access procedures, alarm codes, supply storage locations, and account-specific protocols
  • Confirm all required equipment, supplies, and consumables are in place before first shift of service
  • Monitor team performance during startup and provide real-time coaching
  • Report startup progress and workforce readiness to the Field Operations Manager
  • Manage call-outs, no-shows, and staffing gaps by deploying available backfill labor
  • Secure replacement coverage for open shifts through staffing partners or internal resources
  • Perform hands-on cleaning work if no replacement staff are immediately available
  • Communicate all restaff activity to the Field Operations Manager on a per-shift basis
  • Proactively flag chronic staffing risk accounts to the Field Operations Manager before gaps escalate
