This role is pivotal in managing and enhancing the operational and financial success of a sizable community that consists of over 500 apartment homes. The Property Manager will serve as the cornerstone of resident satisfaction, financial performance, maintenance oversight, leasing activities, and personnel management. This full-time position comes with a competitive salary package between $75,000 and $80,000 annually and offers numerous benefits designed to support both professional development and personal well-being.

As a Property Manager with Morgan Properties, your responsibilities will be broad and impactful. You will lead a team by hiring, training, and managing on-site personnel, ensuring effective scheduling and leading daily team meetings to maintain high performance and morale. Financial stewardship is a significant aspect of this role – you will be tasked with meeting financial targets by driving revenue growth, controlling expenses, preparing accurate budget reports, and overseeing timely collection of payments.

In addition to financial and team management, you will play an essential role in leasing and resident retention strategies to maintain a high occupancy rate and foster a welcoming community atmosphere. Your efforts will be critical in ensuring that move-ins and lease documentation are accurate and timely, thereby promoting resident satisfaction and long-term retention.

Maintenance and property oversight constitute another key responsibility. You will supervise maintenance operations, including processing work orders and conducting preventative maintenance tasks. Additionally, you will ensure that vacant units are prepared to market-ready condition, manage external contractors wisely, and oversee capital improvement projects to sustain and enhance the property’s appeal.

Marketing strategy is also part of your portfolio, where you will devise and implement marketing plans to attract new residents and increase community traffic. Staying abreast of market conditions through continuous local competition analysis will empower you to keep your community competitive.

Compliance with federal and state Fair Housing Laws, company policies, and safety initiatives is essential to your role. Ensuring these standards are met consistently protects both the residents and the company.

Job Requirements

  • Bachelor's degree or equivalent experience
  • Valid driver's license and good driving record
  • Proven experience in financial statement monitoring
  • Experience with capital enhancement project management
  • Demonstrated success in achieving occupancy goals
  • Strong interpersonal and communication skills
  • Ability to lead and manage personnel effectively
  • Knowledge of Fair Housing Laws and safety regulations

Job Qualifications

  • Bachelor’s degree (BA, BS) or 5+ years of related experience and/or training, or an equivalent combination of education and experience
  • Valid driver’s license and good driving record, if traveling between properties
  • Proven experience in monitoring financial statements, capital enhancement projects, and achieving occupancy goals
  • ARM, CAM, CAPS, MPM, or RMP certifications are a plus
  • Outstanding interpersonal and communication skills for interacting with both residents and staff
  • Strong analytical and problem-solving skills to address and resolve issues efficiently

Job Duties

  • Hire, train, and manage on-site personnel
  • Supervise staff, ensure proper scheduling, and lead daily meetings
  • Meet financial targets by increasing revenue and controlling expenses
  • Prepare and submit accurate budget reports
  • Oversee collections and process payments on time
  • Maintain a 95% occupancy rate and assist with leasing and renewals
  • Ensure timely move-ins and accurate lease details
  • Promote resident retention and satisfaction
  • Oversee maintenance operations, including work orders and preventative tasks
  • Ensure vacant units are market-ready and maintain property curb appeal
  • Supervise outside contractors and manage capital improvements
  • Develop and execute marketing strategies to attract new residents and increase traffic
  • Conduct monthly market surveys and competitive intelligence to stay informed about local competition
  • Adhere to federal and state Fair Housing Laws as well as all company policies
  • Ensure safety guidelines and initiatives are consistently followed
