We are currently seeking to hire a Property Manager who is a dynamic and proactive leader eager to make a significant impact within our community of over 500 apartment homes. This role is integral to ensuring the operational and financial success of the property, where you will lead, inspire, and manage a skilled team to meet and exceed company goals. The position offers an attractive base salary ranging from $65,000 to $75,000 per year, supplemented by a comprehensive benefits package designed to support your personal well-being and career growth.
As a Property Manager at Morgan Properties, you will be responsible for overseeing all facets of property operations, including financial management, leasing, resident retention, maintenance supervision, marketing strategy, and compliance with federal and state regulations. Your role will involve hiring and training staff, ensuring schedules are efficiently managed, and leading daily team meetings to foster a collaborative environment. You will be entrusted with meeting financial targets by increasing revenues and controlling expenses, preparing detailed budget reports, and managing timely collections. Your involvement in maintaining a high occupancy rate of 95 percent by assisting with leasing and renewals is vital to the community's thriving environment.
Furthermore, you will manage the maintenance operations to ensure work orders and preventative maintenance tasks are carried out efficiently, vacant units are ready for the market, and the property's curb appeal is maintained to the highest standards. Oversight of outside contractors and capital improvement projects will be part of your responsibilities to ensure quality and cost-effectiveness.
In addition to operational duties, you will develop and execute marketing strategies designed to attract new residents and increase property traffic. Keeping abreast of market conditions through monthly surveys and competitive intelligence will be crucial for strategic decision-making. Compliance with federal and state Fair Housing Laws, company policies, and safety standards will be paramount to maintaining a safe and equitable community environment.
Successful candidates will come equipped with a bachelor's degree or a minimum of five years of relevant experience and training. A valid driver’s license with a clean driving record is required for those who may travel between properties. Experience in financial statement monitoring, capital enhancement projects, and occupancy goal achievement is highly valued. Certifications such as ARM, CAM, CAPS, MPM, or RMP are considered advantageous. Exceptional interpersonal and communication skills are essential for effective interactions with residents and staff, coupled with strong analytical and problem-solving abilities to address and resolve issues efficiently.
