The Property Manager role at Morgan Properties is a critical leadership position aimed at overseeing the operational and financial success of a large community consisting of over 500 apartment homes. This full-time role offers an attractive salary range of $80,000 to $115,000 per year, reflecting the importance of the position within the organization. As a Property Manager, your responsibility will span across several key functions, including managing leasing activities, resident satisfaction, maintenance operations, financial management, and staff oversight. You will lead a dedicated team by hiring, training, scheduling, and conducting daily meetings to ensure that staff are well-prepared to provide superior service. Financial management is integral to this position, requiring you to meet revenue targets, control expenses, prepare budget reports, and oversee collections with precision.

Maintaining a high occupancy rate of 95 percent is another crucial aspect of this role, involving active participation in leasing and renewals, ensuring timely move-ins, and fostering strong resident retention and satisfaction. You will also supervise maintenance tasks, oversee work orders and preventative maintenance, ensure vacant units are market-ready, and manage outside contractors and capital improvement projects to sustain the property’s curb appeal and operational efficiency.

Marketing plays a significant role in attracting and retaining residents. As the Property Manager, you will develop and implement strategic marketing initiatives, conduct monthly market surveys, and gather competitive intelligence to stay ahead in a competitive landscape. Compliance with federal and state Fair Housing Laws as well as safety guidelines is paramount, and you will be responsible for ensuring that these standards are strictly adhered to within the property.

Candidates applying for the position should bring at least five years of related experience or an equivalent combination of education and experience, along with a valid driver's license and a good driving record if traveling between properties is required. Proven experience in financial statement monitoring, capital enhancement, and occupancy goal achievement is highly valued. Professional certifications such as ARM, CAM, CAPS, MPM, or RMP are advantageous. Essential skills include excellent interpersonal and communication abilities and strong analytical and problem-solving capabilities.
