Job Description

Currently, we are seeking a highly qualified Property Manager to join our team. This full-time position offers a competitive wage ranging from $35.00 to $40.00 per hour. The Property Manager will be responsible for overseeing the daily operations of the assigned property. This role includes supervising team members and resources to ensure that financial and operational goals are met within established budgets and guidelines. The Property Manager will handle a wide variety of tasks, from coordinating maintenance activities to managing leasing strategies, and from upholding compliance with policies and regulations to fostering strong relationships with residents and staff.

The ideal candidate will demonstrate leadership skills, exceptional communication capabilities, and a deep understanding of property management principles, including Fair Housing laws and OSHA regulations. They will be self-motivated with strong attention to detail and sound judgment in decision-making. Responsibilities also include staff management such as interviewing and hiring employees, setting work schedules, delegating duties, and resolving conflicts. The Property Manager is expected to maintain a safe, compliant, and welcoming community environment by enforcing company policies, investigating incidents, and ensuring safety standards are met.

This role requires hands-on management, including conducting daily physical inspections of the property and direct involvement in leasing activities to meet occupancy goals. Administrative duties such as reporting, marketing, resident retention program development, and record-keeping will be integral to this position. The Property Manager will design and implement marketing and advertising strategies to promote the property and will create programs like newsletters and social activities to enhance resident satisfaction and retention.

Job Requirements

Job Duties

  • Operate the property within financial guidelines
  • Perform daily physical inspections of the property and coordinate with the maintenance team
  • Maintain direct supervision of all staff, including work schedules, delegation of duties, and conflict resolution
  • Interview and hire all property employees
  • Ensure all policies and procedures are upheld and report infractions properly
  • Meet leasing objectives using effective sales techniques including first-hand leasing
  • Exercise independent judgment and discretion to handle and resolve resident requests or concerns
  • Take responsibility for administrative duties including required reporting
  • Implement, design, and maintain a resident retention program such as newsletters, referral programs, and social activities
  • Design and maintain a marketing and advertising concept for property staff
  • Ensure property compliance with OSHA, Fair Housing, and safety guidelines
  • Investigate and report incidents involving residents, employees, vendors, or others regarding the property
