The role of the Property Manager is a pivotal position within the company, responsible for overseeing the daily operations of assigned residential properties. This full-time role offers competitive hourly compensation ranging from $28.00 to $30.00 per hour. The Property Manager will be entrusted with a diverse range of responsibilities aimed at optimizing the operational and financial performance of the property while ensuring high levels of resident satisfaction and staff productivity. Key functions of this role include supervising property team members, managing resources effectively to meet budgeted financial goals, and maintaining compliance with all relevant regulatory standards such as OSHA and Fair Housing laws. The Property Manager will conduct daily physical inspections of the property and coordinate maintenance efforts to ensure the property remains in excellent condition.

In addition, the Property Manager will handle administrative duties such as preparing reports, implementing resident retention initiatives including newsletters and social events, and designing marketing strategies to attract and retain residents. This role demands strong leadership skills to manage work schedules, delegate duties, conduct interviews and hiring processes, and resolve conflicts among staff and residents. The successful candidate will be expected to exercise sound judgment and discretion in resolving resident requests or concerns, demonstrating exceptional communication skills and a professional approach at all times. This position also requires investigating incidents related to residents, employees, vendors, or others, ensuring thorough documentation and reporting where necessary.

Job Duties

  • Operate the property within financial guidelines
  • perform daily physical inspections of the property and coordinate with the maintenance team
  • maintain direct supervision of all staff including work schedules, delegation of duties, and conflict resolution
  • interview and hire all property employees
  • ensure all policies and procedures are upheld and infractions are properly reported
  • meet leasing objectives by ensuring proper sales techniques including first-hand leasing
  • exercise independent judgment and discretion to handle and resolve resident requests or concerns
  • take responsibility for administrative duties including required reporting
  • implement, design, and maintain a resident retention program such as newsletters, resident referral programs, and social activities
  • design and maintain a marketing and advertising concept for property staff to implement
  • ensure property compliance with OSHA, Fair Housing, and safety guidelines
  • investigate and report any incidents involving residents, employees, vendors, or others regarding the property
