The current opening is for a Property Manager position at Storage King USA’s Rosenberg, Texas location. This role is a full-time, hourly position requiring weekend availability, designed for individuals who thrive in dynamic, customer-focused environments. The ideal candidate may come from diverse backgrounds including customer service, retail, restaurant, sales, marketing, or property management, especially those with substantial experience in interacting directly with the public.

As a Property Manager, you will lead the daily operations of the storage facility, manage a dedicated team, and engage directly with customers renting storage units. Your role will be pivotal in ensuring the highest level of customer satisfaction by providing responsive service and maintaining the facility’s operational excellence. You will be responsible for managing rentals of storage units and parking spaces, overseeing the sale of store merchandise, and converting inquiries into new rentals. Financial responsibilities include operating within budget guidelines and managing rental income and delinquencies effectively.

The position also involves scheduling and supervising contractors, inspecting completed work, and enforcing rental collection policies including attending auctions of delinquent tenants and evictions when necessary. A crucial part of your work will be maintaining a clean, safe, and well-stocked property through daily inspections and light maintenance tasks. Additionally, you will support business growth by developing relationships with local businesses to foster cross-promotion opportunities.

Job Requirements

  • Solid communication and organizational skills
  • Basic computer skills and proficiency in Microsoft Word and Excel
  • Provide best-in-class customer service to new and existing customers

  • Experience in customer service, retail, restaurant, sales, marketing, or property management
  • Ability to provide best-in-class customer service to new and existing customers

Job Duties

  • Renting storage units, parking space, and selling store merchandise
  • Converting telephone and walk-in inquiries into storage rentals
  • Operate the property within the budgeted guidelines established by Storage King USA leadership
  • Schedule all contractors for any other services needed
  • Inspect all work performed prior to approval for payment to contractors
  • Enforce a fair and comprehensive rental collection practice as dictated per policy
  • Be present for auctions of delinquent tenants and evictions
  • Direct activities of all on-site personnel and maintains a great working environment
  • Post, collect, track, and manage delinquency of rental and other income
  • Ensure desired renewals are being captured at the highest rate possible
  • Developing relationships and cross promotion opportunities by partnering with local businesses in the communities we serve
  • Daily property walks to check locks, check for cleanliness and upkeep, sweep the property, clean units, ensuring supplies are appropriately stocked, and performing other light maintenance tasks
