The Pavilion in Chicago, IL, is one of Marquette Management’s largest multifamily communities, boasting 1,115 units alongside a retail component. As the next Property Manager for this large-scale, dynamic community, you will assume a critical leadership role focused on operational oversight, financial performance, team engagement, and resident experience. Managing a complex property of this size necessitates strong leadership skills, strategic insight, and the ability to synchronize a diverse team of approximately 32 professionals across leasing, maintenance, and administrative departments. This position demands a seasoned manager with an impressive track record of managing large communities, fostering high-performing teams, and driving both operational efficiency and financial success.

The role involves cultivating a collaborative and accountable team culture that supports individual career growth and succession planning. The Property Manager will implement best practices that enhance performance, ensure compliance with safety and property standards, and maintain a safe and welcoming environment for residents. Financial acumen is essential, as the role oversees budgeting, forecasting, expense monitoring, and cost-saving initiatives while partnering closely with Asset Management to achieve the community’s financial objectives like net operating income, occupancy rates, and revenue growth.

The Property Manager will promptly address escalated resident concerns with professionalism and urgency, instilling a service-focused culture throughout the team. Additionally, you’ll guide leasing and marketing strategies by analyzing market trends and competitor data to optimize occupancy and pricing, ensuring strong marketing execution to position The Pavilion effectively within its market.

This role offers a competitive annual salary range of $95,000 to $120,000 plus performance-based incentives tied closely to property financials and operational goals. Job Requirements

  • bachelor's degree or equivalent experience
  • 5+ years of property management experience especially with large-scale multifamily communities
  • proven leadership in managing teams of 20 or more employees
  • strong financial knowledge including budgeting and forecasting
  • familiarity with property management software such as Yardi or RealPage
  • excellent communication and interpersonal skills
  • ability to manage complex, multifaceted property operations

Job Qualifications

  • 5+ years of property management experience, with demonstrated success managing large-scale or high-rise communities (500+ units preferred
  • experience with 1,000+ units strongly desired)
  • proven ability to lead and develop large teams (20+ employees)
  • strong financial acumen with experience managing budgets, forecasting, and driving NOI
  • track record of building engaged, collaborative, and results-driven teams
  • excellent communication, leadership, and problem-solving skills
  • experience with property management systems (Yardi, RealPage, or similar)
