This full-time, hourly position involves leading the daily operations to ensure the smooth functioning of the property while managing both a team and a diverse clientele renting storage units and parking spaces. While prior self-storage experience is not required, the role welcomes individuals with backgrounds in customer service, retail, restaurant, sales, marketing, or property management with strong direct public contact experience. The Property Manager plays an essential role in converting inquiries into rentals, maintaining the facility within budget, scheduling contractors, enforcing rental collection policies, and upholding the facility's cleanliness and security.\n\nThe position operates during a schedule that currently includes Tuesday through Friday from 9 AM to 5 PM and Saturday from 10 AM to 3 PM, with occasional weekend duties expected. Job Requirements

Solid communication and organizational skills

Job Qualifications

Experience in customer service, retail, restaurant, sales, marketing, or property management
strong communication and organizational skills
proficiency in Microsoft Word and Excel
ability to provide best-in-class customer service to new and existing customers
leadership skills for managing on-site personnel
familiarity with managing budgets and rental collections is a plus

Job Duties

Renting storage units, parking space, and selling store merchandise
converting telephone and walk-in inquiries into storage rentals
operate the property within the budgeted guidelines established by Storage King USA leadership
schedule all contractors for any other services needed
inspect all work performed prior to approval for payment to contractors
enforce a fair and comprehensive rental collection practice as dictated per policy
be present for auctions of delinquent tenants and evictions
direct activities of all on-site personnel and maintain a great working environment
post, collect, track, and manage delinquency of rental and other income
ensure desired renewals are being captured at the highest rate possible
develop relationships and cross promotion opportunities by partnering with local businesses in the communities we serve
daily property walks to check locks, check for cleanliness and upkeep, sweep the property, clean units, ensuring supplies are appropriately stocked, and performing other light maintenance tasks
