The Property Maintenance Technician role at InTown Suites Tampa is an essential position responsible for ensuring the daily upkeep and operational integrity of the entire property. This full-time position encompasses a diverse range of maintenance tasks, including repair, preventative maintenance, and compliance with safety standards. The technician must live on the property during their employment term to promptly address any issues, especially emergency situations which require immediate attention. This role demands a blend of technical skills, hands-on ability, and customer service to maintain high standards that enhance guest satisfaction.
As a Property Maintenance Technician, you will be expected to maintain the property's grounds by keeping them clean and free of debris, ensuring buildings and walkways are well maintained, and that vacant rooms are ready for occupancy with all repairs and cleaning completed. Preventative maintenance on guest rooms and service requests must be completed promptly to uphold the hotel’s standards. Additionally, you will serve as a key point of contact during emergencies and work one or two days weekly as a Property Attendant, making this a dynamic position requiring flexibility and responsibility.
The successful candidate will have a strong foundation in electrical and air conditioning systems, possess troubleshooting skills for various equipment, and be proficient in using both hand and power tools. Safety is a priority; hence knowledge of security equipment and adherence to safety guidelines is crucial. The role also demands physical endurance as it involves working both indoors and outdoors in variable weather, standing, climbing ladders up to 30 feet, and lifting heavy objects. Effective communication skills in English are required for collaboration with management, staff, and guests.

Job Requirements
- High school diploma or equivalent
- Previous experience in property maintenance or a similar role
- Ability to live on property during employment term
- Availability to be on call for emergencies
- Physical ability to lift and carry over 50 lbs and occasionally up to 100 lbs
- Ability to work long hours including weekends
- Ability to climb and stand on ladders up to 30 feet
- Visual ability to discern electrical wiring colors
- Strong communication skills in English
Job Qualifications
- Ability to read, speak, write and understand the English language to interact with guests and staff
- Follow instructions efficiently
- Ability to compose and express thoughts in a clear and understandable way to ensure effective communication
- Ability to manage multiple activities often in stressful situations
- Possess working knowledge of air conditioning systems and equipment including installation, maintenance and repair
- Knowledge of general safety procedures such as selecting proper wire and fuse sizes
- Possess knowledge and ability to perform a variety of general maintenance repairs
- Ability to troubleshoot equipment and identify needs and parts
- Possess working knowledge of electrical systems and components, electrical supplies and materials and the proper application of the same
- Possess skill and ability to operate hand and power tools (drills, volt-OHM meter, am probe, etc)
- Ability to organize oneself and one’s work and the ability to work with limited supervision
Job Duties
- Ensure that grounds are clean and free of clutter by picking up trash and debris
- Ensure the building is properly maintained by cleaning siding and walkways
- Ensure that vacant rooms are in good repair, including walls, appliances, furniture, carpet, and cabinets
- Conduct maintenance room punch including drywall repairs, paint, general repairs, shampoo carpets
- Perform preventive maintenance of guest rooms on a scheduled basis
- Ensure service requests are performed in a timely manner
- Respond to all emergency calls in a timely manner
- Maintain interior hallway carpets
- Notify supervisor immediately of any safety or security violations
- Notify supervisor of any guest concerns
- Reconcile daily paperwork with supervisor prior to end of shift
- Perform functions as outlined in Property Attendant Job Description, Property Maintenance Technician Resident and On-Call Agreement
- Perform other tasks as assigned by supervisor
- Knowledge of security and safety equipment including location and operation
