Spire Building Solutions is currently seeking an experienced Project Manager specializing in Concrete Restoration to join their dynamic team in an on-site field position. The Project Manager will oversee projects from initial preplanning phases through execution and closeout, ensuring all aspects are expertly managed from start to finish. This role requires a dedicated professional with at least five years of hands-on experience leading field teams in concrete restoration, repair, and building envelope systems. Candidates should have a firm grasp of project schedules, construction budgets, and relevant documentation requirements. In this leadership role, the Project Manager will hold accountability for on-site results and act as an integral member of the company’s management team.

The ideal Project Manager will be comfortable managing complex, multi-faceted projects, including sequencing and scopes of work, while simultaneously overseeing a large field crew with over 20 leads and key personnel on active job sites. This position demands expertise in reviewing contracts, interpreting architectural and structural plans, and utilizing construction management software tools such as Procore and Microsoft Project. The successful candidate will be adept at labor, material, and equipment planning as well as leading regular meetings and reporting project progress to stakeholders.

Daily responsibilities include managing field operations to guarantee the delivery of concrete restoration work aligns precisely with plans and specifications. The Project Manager will be expected to adapt schedules based on site conditions, enforce rigorous quality assurance and quality control protocols, and manage labor productivity and onsite resource utilization. Financial and contract management duties are also critical, involving close monitoring of budgets, costs, forecasts, change orders, and pay applications to maintain compliance and cost controls. The role concludes with overseeing project closeout activities, including punch list completion, final inspections, and delivering closeout documentation and warranties.

Job Duties

  • review contracts, drawings, and specifications

  • enforce strong qa/qc processes with in-progress inspections
  • manage and report labor productivity, onsite material handling, storage and utilization, manage equipment rentals
  • lead project meetings and communicate with stakeholders
  • track budgets, costs, and forecasts
  • manage change orders and pay applications
  • ensure compliance with contract requirements
  • maintain accurate reporting and cost controls
  • drive punch list completion and final inspections
