The Project Manager 1 at JE Dunn plays a pivotal role in overseeing construction projects from inception through completion. This role offers leadership and direction for entire projects or significant portions of larger, complex projects, working closely with the Project Superintendent to ensure smooth operation and administration. Responsibilities include leading safety practices to maintain an injury-free work environment, managing preconstruction activities such as quantity takeoffs, trade coordination, bid package development and scheduling, and overseeing the buyout process with subcontractors. This position requires a detail-oriented approach to managing submittal schedules, coordinating logistics for materials and equipment, performing risk management analyses, and maintaining effective communication between all project stakeholders including owners, architects, and subcontractors.
The Project Manager 1 is instrumental in managing change requests by evaluating and consolidating input for pricing and scheduling impacts, securing approvals from owners and architects, and leading essential project meetings such as project review sessions and progress updates. They oversee the financial health of projects by managing the cost and margin forecasts, participating in budget development, and tracking expenditures against budgets to ensure financial efficiency. This role also spearheads the project closeout process, handling punch lists, warranties, and final documentation to confirm project completion to the highest standards.
Key competencies for this role include proficiency in project management, scheduling, and accounting software, an understanding of construction management methodologies, and application of Lean principles to optimize project flow. The Project Manager 1 must be skilled in building collaborative relationships within diverse teams, possess strong verbal and written communication abilities, and demonstrate decision-making autonomy within defined authority limits. The role requires a Bachelor’s degree in construction management, engineering or a related field, or relevant experience as an equivalent, with at least five years of construction management experience preferred.
Working conditions involve both office and field settings, requiring the ability to lift up to 25 pounds, accommodate travel or relocation, and work non-traditional hours as project needs dictate. Job Requirements

Job Qualifications
- Bachelor’s degree in construction management, engineering or related field
- Equivalent relevant experience considered
- 5+ years construction management experience
- Proficiency in MS Office
- Proficiency in project management and accounting software
- Proficiency in construction technology
- Proficiency in scheduling software
- Strong communication skills, both verbal and written
- Ability to conduct effective presentations
- Ability to apply Lean process and philosophy
- Ability to manage budgets and maximize profitability

Job Duties
- Lead all aspects of the company’s safety culture and create awareness by demonstrating commitment to an injury-free environment through individual actions and mentoring others
- Manage the JE Dunn prestart process
- Support preconstruction team including quantity takeoff, trade coordination, and scope of work development
- Lead plan and implementation of buyout schedule, verify pricing and scope, identify successful bidders, and manage issuance of subcontracts
- Manage submittal schedule set-up, coordinate priorities, and review and approve shop drawings and samples prior to submittal to architects or engineers
- Ensure approved submittals are returned to subcontractors and available to project team per project schedule and contract
- Coordinate with logistics to obtain pricing on materials and equipment
- Confer with risk management to ensure bonding requirements for subcontractors and provide ongoing risk analysis
- Coordinate various project stakeholders including subcontractors, owner, field, design team, and vendors
- Disseminate change requests to subcontractors for pricing and schedule input, evaluate subcontractor pricing
- Prepare, submit, and obtain owner/architect approval for change requests
- Lead meetings such as monthly project reviews, progress meetings, and OAC meetings
- Complete monthly subcontractor and owner pay application process
- Prepare project schedule with superintendent, develop and update schedules for preconstruction and construction activities, manage materials, labor, and procurement logs
- Identify potential schedule impacts and facilitate mitigation plans
- Provide appropriate written documentation for project decisions
- Provide regular reporting and analysis to project teams to communicate project status and profitability
- Prepare monthly cost and margin forecasts, participate in budget development, review costs against budget
- Lead overall project closeout process including punch list, financials, subcontracts, and warranties
- Interface with legal counsel as appropriate
