The Preventative Maintenance Mechanic II role at Marquette University is a full-time position within the Facilities Planning & Management department. This position is essential in maintaining the university's infrastructure, focusing on preventive maintenance across a broad array of mechanical, electrical, and plumbing systems. Job Requirements
- High school diploma or equivalent
- Valid driver’s license with a satisfactory driving record
- Minimum three years of experience in building equipment maintenance or related field
- Ability to perform mechanical, electrical, and plumbing repairs
- Capacity to read and interpret technical documents, manuals, and safety data sheets
- Competence in calibrating controls and maintaining equipment
- Ability to work at heights with ladders and aerial platforms
- Ability to pass respirator fit-test and work in associated conditions
Job Qualifications
- High school diploma or equivalent
- Valid driver’s license with a satisfactory driving record
- Three years of experience in building equipment maintenance or a closely related field
- Advanced knowledge of preventive maintenance in cooling towers, water and steam lines, pneumatics, fluid uses and levels, belts, tensioners, filters, and shaft alignment
- Proficiency with HVAC equipment and operation including boilers, steam generators, steam traps, air handlers, terminal units, air conditioning units, exhaust fans, dampers, motors, and actuators
- Knowledge of mechanical, electrical, and plumbing system operations and control strategies
- Ability to follow safety procedures including lock-out tag-out, fall protection, and use of personal protective equipment
- Skilled in reading work orders, maintenance manuals, safety data sheets, equipment prints and diagrams
- Competent in calibrating and maintaining pneumatic controls
- Capable of analyzing water chemical tests and adjusting treatment regimens
- Experience working at heights using ladders and aerial work platforms
- Ability to pass a standard half face mask respirator fit-test
Job Duties
- Perform specific PM-Team assigned preventive maintenance work orders
- Provide startup and shutdown for service of HVAC and other mechanical equipment as directed
- Perform system inspection during PM, document condition in TMA Technician Report, and communicate the need for follow up with component repair or replacement
- Calibrate system controls and thermostats
- Check equipment and system performance for consistency with sequences of operations and controls operating schemes
- Adjust controls accordingly
- Perform preventive maintenance of kitchen equipment including dishwashers, ovens, steamers, impingers, ice machines and refrigeration equipment including evaporator and condenser cleaning
- Perform minor mechanical, electrical and plumbing repairs such as rebuilding faucets and flush valves, replacing ballasts, replacing wall thermostats, replacing belt sheaves and actuator diaphragms
- Keep equipment, tools and mechanical areas clean and orderly
- Perform seasonal maintenance on systems such as draining and charging coils, drying and washing coils, opening and closing air and hydronic system vents, and checking for leaks
- Take and record readings of gauges, meters, instruments and site glasses as required and analyze readings to determine if equipment adjustment or repairs are needed
- Perform water chemical and quality tests, analyze results and adjust chemicals accordingly
- Assess and report overall systems and equipment conditions
