We are currently seeking an experienced and reliable Porter/Make Ready Technician to join our dynamic maintenance team. This role is essential in ensuring the property's interior and exterior buildings and grounds are maintained to the highest standards. As a Porter/Make Ready Technician, you will be responsible for various cleaning and maintenance tasks that contribute directly to the pristine condition of our properties. Your duties will include general housekeeping, trash removal, pool area maintenance, pressure washing, and assisting with furniture moves and supply unloading. The role may also involve supporting the maintenance team with work orders, minor repairs, and equipment upkeep.
The position entails an active role in property upkeep, including preparing vacated apartments for new tenants through cleaning, painting, and minor repairs. You will be expected to use your knowledge of general maintenance to ensure appliances and property features operate correctly, reporting major issues to management as necessary. The role requires a proactive approach to maintaining the property’s peak appearance, which is vital for resident satisfaction and the overall value of the community. The ability to work both independently and as part of a team is highly valued, as is the capability to follow detailed instructions and safety regulations, including handling chemicals safely under MSDS guidelines.
This is a hands-on role that demands physical endurance, including the ability to frequently lift and move items up to 50 lbs. You will also be expected to handle on-call responsibilities, which may involve evening and weekend shifts, highlighting the need for flexibility and dedication. Certification as a pool operator is desirable, given the responsibility for daily pool water chemical testing and balancing. Additionally, familiarity with operating maintenance equipment such as golf carts and pressure washers will greatly benefit your performance.

Job Requirements
- Must be able to work well with others as a team and take direction from supervisor but have the initiative to work independently
- Prefer high school graduate, although this is not mandatory
- Previous groundskeeper/porter experience helpful, but not required
- The ability to frequently lift and/or move up to 50 lbs
- Knowledge of general maintenance, make-ready of unit duties including trash out, cleaning, and painting, housekeeping and cleaning tasks
- The ability to understand and carry out written or verbal multi-step instructions
- The ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, including understanding and following MSDS rules for handling and use of chemicals
- The ability to drive a golf cart
- The ability to deal with problems involving several concrete variables in standardized situations
Job Qualifications
- High school diploma or equivalent preferred
- Experience in property maintenance, groundskeeping, or related field preferred
- Certification as a pool operator is a plus
- Basic knowledge of appliance operation and minor repair
- Ability to work flexible hours including evenings and weekends
- Strong communication and teamwork skills
- Ability to follow safety guidelines and maintain OSHA standards
Job Duties
- Cleans and picks up trash from around the trash dumpster, ensuring a clean and tidy appearance at all times
- Cleans and arranges furniture and trash receptacles in pool areas
- Tests chemical levels of pool water daily and maintains proper chemical balance
- Maintains cleanliness of office and all amenity and common area facilities, including grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, and recreational areas
- Performs exterior building light checks and assists with repairs and replacement
- Thoroughly trashes out vacated apartments and prepares them for make-ready and re-renting, including carpet repairs, dying, and shampooing
- Repairs and prepares walls, doors, wood trim, closets, and cabinets for painting
- Ensures proper operation of appliances such as stove, vent-a-hood, garbage disposal, refrigerator, dishwasher, water heater, HVAC, washer, and dryer
- Repairs minor problems and reports major problems to management
- Re-keys master locks and makes keys available for leasing prior to move-in
- Performs other assigned duties within capability
